This never happens!
My client bought this stunning waterfront vacation home in northern MI two years ago. It didn't work out for various reasons so we decided to list it.
Typically one of my strengths is knowing what needs to be done for a property in order to increase traffic and showings, and get it sold. I start with a consultation so that I understand your house, your neighborhood, your competition and your situation, in order to create a customized plan. For this particular home, I called a contractor and had them come out to finish up some items, especially in the front entry. This is, after all, where the potential buyers get their first impression.
As I was leaving I ran into a neighbor walking by. He asked what we were working on. I explained we were fixing the entry before we were going to list the home.
He said "I think my son would really like this house."
A few minutes later a young man came walking by and asked if he could take a walk through the home.
"Sure" I said.
He walked through, came out and asked how much we were selling it for.
I said "$1.2M"
"I'll take it."
Now, this was a first for me. I called my client to discuss the pros and cons of taking the full price offer or putting it on the market to potentially get a higher offer. Sometimes the first offer is the best offer and we decided to accept the full price offer.
