The last 3 years have been challenging for all of us. We have sold all the seasonal resort properties in that season, or we have seen many sellers choose to stay in their stable business. This is the time to purchase a resort and be set up for business in the 2023 season!
Resident campgrounds and cabin resorts are a great way to be owner operators of your own business, with the advantage of having your resident home on the premises and having the choice of operating summer seasonal.

Financing can be a challenge but with good credit and a good down payment of cash to close there are options. The minimum needed of your own cash is 20% of the purchase price but more realistic is closer to 30%. If you have other income, assets and successful business assets this will obviously enter into acceptance with a lender. National campground lenders have higher requirements and often don’t consider the real value of real estate you are purchasing. Most lenders will not lend on seasonal resident resort properties. Over the years I have learned to work with local lenders to the properties and able to find lenders that are willing to lend on these properties. It’s more rare to see seller financing, but when that is available it’s an advantage in the purchasing.

We have to realize the real estate and campground license values here and I believe that’s why in the last 3 years we are seeing so many investment companies trying to buy up the campgrounds. It’s very difficult to find areas that will allow zoning of building new licensed campgrounds. That’s why it’s always good to find existing parks and add or build on what’s there.
Often the real estate and operating equipment itself actually has a good share in the asking prices value. Also a well operated business can pay for the purchase, overhead and bring extra income to owners.
