Instead of assuming the deal was dead, I reached out to another interested buyer's agent—who happened to be on vacation in Europe—and encouraged him to have his client resubmit their offer.

Last week we closed at $1,540,000.

Not every closing comes with a luxury price tag or a glossy renovation. Sometimes the real win is helping the right buyer see potential where others only see problems.

Just closed on this mobile home in a Gulfport, FL, 55+ community that suffered significant damage from Hurricane Milton. The property needs just about everything — roof, carport, flooring, subflooring, wallboard, plumbing, fixtures, and more. Most buyers walked away.

But for the right buyer — a semi-retired contractor looking for a second home and a project — this became an opportunity instead of an obstacle.

After 38 years in real estate, one thing remains true: every property has a buyer when you understand the market, price it correctly, and stay persistent.
