We don't say this to be critical of other agents. We say it because it's real.

33.7% of the sellers we worked with in 2025 had been on the market before —with a different agent — and the home never closed. Some were overpriced. Some had marketing that didn't reach the right buyers. Some didn't have the support they needed after the first few weeks.

If you own a home in Pinellas County and you’re thinking about selling this year, here’s the number that matters most right now: 78 days on market.

That's the median time a home spent on the market in Pinellas last month. A year ago, it was 50 days — a 56% increase.

This doesn't mean the market has fallen apart. Pinellas is still a strong market with real buyer demand and a median sale price of $450,000. But it does mean sellers who succeed right now go to market with more preparation, not less.

We looked at every closed sale in Tampa Bay last month. Here's what the data actually said.

28 out of 100 listings never sold -- they expired or were cancelled. Another 42 sold after a price reduction. The average penalty? A $31,872 price cut and 122 days on market.

The 30 who got it right? 12 days. 99.4% of list price.

The difference comes down to two things: pricing from day one, and how thoroughly the home was marketed. Sellers who lead with both don't end up chasing the market.

Here’s what the data showed in February 2026:

Homes priced accurately from day one sold in an average of 12 days at 99.4% of list price.
Homes that needed a price reduction took an average of 122 days — and sold for 89.8% of list price.

On a $450,000 home, that’s a $46,000 difference.

And that’s before factoring in carrying costs, the stress of a stale listing, and the negotiating power buyers gain the moment they see a price drop in the history.

If you’re thinking about selling a condo in Pinellas County this year, there’s something important you should know.

Condo sales are not falling apart because of paint colors or staging. They fall apart because of missing information.

In today’s market, buyers have time. They are reviewing documents carefully before they ever submit an offer — and in many cases, their attorney is reviewing them even before inspection.

Here’s what they’re asking for:

• HOA budget and at least 2–3 years of financials
• A reserve study and the health of the reserves
• Milestone Inspection status (this is a live Florida legal requirement in 2026, and every buyer’s attorney will ask about it)
• Any current or upcoming special assessments — and how they’re being handled
• Rental, pet, parking, and board approval rules
• Building insurance coverage, deductibles, and what the unit owner is responsible for
• Documentation of updates to both the unit and common areas
• A clear breakdown of the true monthly cost of ownership

When these answers are unclear or delayed, buyers hesitate. And hesitation in a softer market costs sellers leverage.

The good news? This market still rewards sellers who are organized and proactive. When everything is ready upfront, you create confidence. And confidence creates urgency.
