Have you ever wondered what your condo or homeowner association fees normally cover?
This question is one I get a lot.

HOA fees are actually a pretty common source of confusion for homeowners. That said, they're also an important part of homeownership, so it's worth understanding how they work and what they cover.

The easiest way to think of an HOA fee is as an insurance policy for your community. While every HOA has its own policies and guidelines for how it spends its funds, in general, HOA fees cover things like: all types of maintenance and upkeep for common areas like the pool, garden, tennis court, or playground. It also covers assessments for major repairs (like replacing the roof), and sometimes even routine maintenance like lawn cutting or snow removal.

The fees are typically collected annually—either once or twice per year. They help keep your community together and keep everything running smoothly.

Your HOA fees will vary based on your location, the type of community you live in, and what amenities are provided by the HOA to your community. HOAs will have a list of what they spend money on to maintain your community. Tips for getting the most out of selling your home

Homeowners are often surprised how much their home can sell for if they give it the right treatment and make some small improvements. The following list will help you get the most out of selling your house.

1. Stage your home. This may not be an option for everyone, but if you have some flexibility with the timing of your sale, it can make a big difference to buyers’ perceptions.

2. Prepare your home for sale by cleaning it from top to bottom and decluttering every room.

3. Make sure all of the appliances and fixtures work properly, as well as heating and cooling systems. If there are small repairs needed, get them done before listing the house so they don't become an issue later on in the process. Buyers want a turnkey property with no problems or maintenance issues.

4. Repair or replace cracked tileHows, peeling wallpaper, and damaged flooring (especially in bathrooms and kitchens).

5. Paint walls that are white or neutral colors (white, cream or light blue) if they are not already painted this way – these colors make rooms appear lighter and brighter, making them feel larger too!

6. Clean windows inside and out – this can make a huge difference to buyers’ perceptions about how well looked after your house is!

7. De-clutter furniture so that buyers can imagine themselves using each room in different ways (for example, using the dining room table for games). Make sure there is a good amount of light coming into each room too – this makes rooms look bigger!

What happens if you still haven't sold your home but have to relocate?

Ahh, the relocation dilemma – packing everything you own, hiring movers, and facing another mortgage payment. In a perfect world, you'd sell your house before moving, but sometimes life just doesn't work out like that. If you're in a position where you "still haven't sold" your home and you need to relocate to get a new job or take an essential family-related move within a certain time period, there are some options to help you sell your home while you're moving.

The first thing is to give me a call to let me know what's going on. I may be able to help find potential buyers who would be able to close quickly or I may have other suggestions for how to speed up the process.

Next, talk with your lender about any options that may be available for a short sale or loan modification.

If all else fails, consider putting your house into a trust before moving out of state so that someone can manage the sale for you until it sells… then just move on with your life when it does sell!
