The hardest part of selling isn't getting the offer. It's the week after the inspection report lands.

I sat with a seller in New Port Richey earlier this year who told me she felt like she was being asked to sell the same house twice. First to the buyer who wanted it. Then to the same buyer, all over again, with a list of new conditions.

That second negotiation is the one most sellers don't see coming. Most of it gets handled before it ever starts, when the 4-point inspection happens before the home is listed instead of after the contract is signed.

If renegotiation fatigue is what's keeping you from listing, you're not alone. There's a way through it that doesn't drain you. 😌

I’m so happy for my seller as she moves forward into her next chapter and equally excited for the wonderful couple who now gets to call this special place home.

The same insurance question keeps coming up at kitchen tables this spring, on both sides of a deal.

Sellers worry it'll blow up another closing. Buyers worry about a premium surprise the week before they move in. A quiet Florida form change is sitting underneath both. The credit math kicks in this July.

The wind mitigation form most homeowners don't think about got its first real overhaul in over a decade. New documentation. Tighter credit math. Some homes will earn better discounts. Others will see a feature reclassified.

Take a breath. The change is mostly about clearer documentation and tighter math, and there's a clean way to handle it before July.

Most first-time buyers think the search starts with a showing. It usually starts with a conversation.

If you're the one quietly Googling at midnight, trying to figure out what questions you're even supposed to ask, you're not alone. I've sat across from a lot of buyers in that exact spot, and the first thing I do isn't pull up listings.

Conversation before contracts is how I keep buyers from getting two months in and realizing the home, the loan, or the timeline doesn't actually fit the life they're trying to build.

This one is extra special. 🏡💛

There were moments when my seller wondered if it was time to take the home off the market and wait until another season. Through it all, I kept reminding her that we didn’t need just any buyer...we needed THE RIGHT BUYER.

Well, this week she walked through the door. ✨

Not only is she a cash buyer, but she recognized the true value of this wonderful home and was willing to pay what it was worth. That’s a win for everyone involved.

Most importantly, my seller can now move closer to her daughter and new grandbaby, and I couldn’t be happier for her as she begins this exciting next chapter. 👶💛
