Sometimes finding the right property takes a little more than searching online.

Patrick Talbert worked with his buyers to find a property that checked some very specific boxes, including the right location, zoning, and setup for raising cattle and bulls.

After touring, driving, and walking multiple properties together, they kept coming back to one. When the opportunity was right, Patrick negotiated $50,000 off the asking price and an ATV included in the deal.

Now, 8206 Back Road is under contract and moving into inspections and due diligence. We're excited to see this one come together and even more excited for the plans these buyers have for the property!

Getting an offer is a wonderful moment. Keeping it all the way to the closing table is the real work, and that is where we spend our energy.

We are good at moving homes quickly, and we are proud of that. But we have been doing this long enough to know that the first offer accepted is not always the one that closes. Financing shifts. Plans change. None of it has anything to do with your home, and it is nobody's fault, but it is real. So we never treat a signed contract as the moment to relax.

Instead, we work from a place of security. We stay a step ahead, we keep our options open, and there have been times when a deal moved on us and we were able to pivot quickly to another buyer.
