Here is something we have been talking about a lot lately. There is no such thing as one housing market right now. There are four, and they are all running at the same time.

There are cash buyers. Nationally, about one in four existing home sales this summer were all cash, and we see plenty of that here, especially among people using the equity from a home they already own.

There are buyers using financing. Rates are not coming to the rescue anytime soon, but sellers are negotiating. Nearly half of sales this spring included a concession like a rate buydown or a closing cost credit. If the payment works today, that is worth paying attention to.

There are homeowners who feel locked in. Roughly two out of three have a mortgage rate under 5%, and leaving that behind is a hard thing to do. We understand it completely. What we would say is this. Run the actual math on what your equity buys before you rule out a move, because the number often surprises people.

And there are builders, who are sitting on more unsold inventory than usual and getting creative with price cuts and buydowns. If you are looking at new construction around Odessa or Starkey Ranch, bring your own representation and compare the whole package, not just the sticker price.

Here is the honest truth. The right move in one of these markets is the wrong move in another. What makes sense for a cash buyer in St. Pete makes no sense at all for a family sitting on a 3.5% rate in Odessa.

So the first question is not what the market is doing. It is which one of these you are actually in.

It has been a good week around here, and we wanted to share a little of it with you.

We closed a home for a family who has now trusted us five times. Sold, bought, sold, bought, and now sold again. They were preparing to move to another city while getting their home ready to list, which is a lot to carry at once, so we sat down together, walked through what needed attention, and built a plan around their timeline. It took a few meetings and a lot of collaboration on their part. Within 24 hours of going live we had two showings scheduled, and two days after that we had an offer.

We also closed 1526 Lake Polo Drive in Odessa. The goal there was simple. Make sure that home got the attention it deserved. It generated 480% more online views than a comparable nearby listing, 21 showing appointments, and 5 to 10 guests at every open house.
