You've probably heard that mortgage debt in America just hit an all-time high. And that's true.
But here's what the headline leaves out.

Equity is also near an all-time high. And at $34.1 trillion, it's more than double the $14.4 trillion in debt.

That's a good thing. It means most homeowners own far more than they owe. So, they have a real financial cushion right now.

That’s something homeowners didn’t have during the crash of 2008. Back then, people owed more than their homes were worth. Today, it’s just the opposite.

You found the house, negotiated the price, and signed the purchase agreement. 🎉 You’ve officially entered the Escrow phase, and there are 5 crucial things you need to know before you get the keys!

1️. You’re in Escrow 🔒
An independent third party now holds your "earnest money" deposit and the seller’s documents. No funds are released until both you and the seller fulfill every single term of the contract.

2️. The Lender’s Checklist Begins
If you’re getting a mortgage, your lender won’t fund the loan until they run a few checks. This includes a title search, which digs into the property's history to ensure ownership is completely clear of any hidden liens, disputes, or back taxes, as well as securing your homeowners insurance.

3️. The Appraisal Matters
Lenders will send a licensed appraiser to verify the home is actually worth what you agreed to pay. If the appraisal comes back lower than the purchase price, it can impact how much you can borrow. Having an appraisal contingency protects you here!

4️. Inspections Provide Peace of Mind
While not always mandatory, a home inspection is a win-win for everyone. A professional look at the home’s interior and exterior ensures no unexpected surprises after moving in. It’s a great opportunity to validate the home's condition, and ensure a smooth, confident path to the closing table with zero last-minute hurdles!

5️. Bringing it All Together 🔑
This whole process usually takes several weeks because everyone is working on different timelines. On Closing Day, you’ll sign the final paperwork, bring your "cash to close" (down payment + fees, minus your initial earnest money), and finally get the keys!
