Sometimes the room that wins you over is not the kitchen or the primary bedroom.

It is the spot where shoes have a place to land. Where coats are not piled on a chair. Where groceries, backpacks, dog leashes, and everything else from the day have somewhere to go.

Those practical spaces can make a house feel easier before you even realize why.

For me, that is what makes features like a mudroom so interesting. They are not flashy, but they can completely change the rhythm of a home.

If you hear music coming from a porch in Troy on September 12, there is a very good chance you have found exactly where you are supposed to be. 🎶

Troy, Ohio PorchFest is back with 40 bands on 40 porches throughout the Southwest Historic District.

The day kicks off at 10:30 AM on the Hayner lawn with the Troy High School Marching Band, followed by live music throughout the neighborhood from noon to 6:00 PM. There will also be a Food Court and Artisan Tent Village at the Hayner beginning at 11:00 AM.

The showing doesn’t really start when a buyer walks through the front door. It starts with everything they notice before they ever step inside.

The way the home looks from the street. The condition of the entry. The porch, the landscaping, the front door, and even those few seconds spent waiting for the key to turn all help shape a buyer’s first impression.

That doesn’t mean everything has to be freshly remodeled or perfectly styled. It means the small details matter. A clean entry, a tidy walkway, good lighting, and a welcoming first look can help buyers feel more comfortable and curious about what they’re about to see.

When I’m helping a seller prepare for showings, I like to think about the experience from the buyer’s point of view, starting before they ever walk in.

Photos can tell you a lot, but they don’t always show how a home feels when you walk through the door. The layout, the natural light, the little details, and the possibilities can hit differently in person.

If a home checks most of your boxes, it may be worth the tour even if it didn’t immediately grab you online.
