A lot of buyers think negotiation is only about the purchase price, but there are so many other parts of a home purchase that can be negotiated.

Depending on the home, market, and seller’s situation, you may be able to negotiate:

✔️ Seller-paid closing costs
This can help reduce the cash a buyer needs upfront.

✔️ Repairs after inspection
Buyers may ask for certain repairs to be completed before closing.

✔️ Repair credits
Instead of making repairs, the seller may offer a credit so the buyer can handle them after closing.

✔️ Appliances
Refrigerator, washer, dryer, mounted TVs, or patio furniture may be negotiated into the deal.

✔️ Home warranty
A seller may pay for a home warranty for extra peace of mind after move-in.

✔️ Closing date
The timeline can be negotiated based on both sides’ schedules.

✔️ Possession date
The buyer may get the keys at closing, or the seller may need extra time to move out.

✔️ Leaseback
A seller may stay in the home for a short time after closing.

✔️ Rate buy-down
