💡 Tip Tuesday: Pre-Qualified vs. Pre-Approved — What’s the Difference? 🏡

If you’re thinking about buying a home, you’ve probably heard the terms “pre-qualified” and “pre-approved.” While they sound similar, they are NOT the same thing!

âś… Pre-Qualification
A pre-qualification is typically the first step in the home buying process. You’ll provide a lender with basic information about your income, debts, assets, and credit, often without documentation being verified. The lender then gives you an estimate of what you may be able to afford.

Think of it as a quick snapshot of your financial situation.

âś… Pre-Approval
A pre-approval goes much deeper. The lender will verify your income, review your credit report, examine financial documents such as pay stubs, W-2s, tax returns, and bank statements, and determine how much they are willing to lend you.

A pre-approval shows sellers that you’ve already taken important steps toward securing financing and can make your offer much stronger in a competitive market.

🏠 Why does this matter?
As a buyer, knowing your budget helps you shop with confidence and avoid falling in love with homes outside your price range. As a seller, receiving an offer from a pre-approved buyer can provide additional confidence that the transaction will move forward smoothly.

I'm incredibly grateful for the opportunity to help four amazing clients reach their real estate goals this month. Every transaction is unique, and I couldn't be happier for each of these buyers as they begin their next chapter.
🏡 Closing #1 – Belleville, IL
Congratulations to my first-time homebuyer on the purchase of her new home! We were able to secure the property below the asking price and even close a few days early. It was such a pleasure helping her navigate the home-buying process, and I'm excited for her as she settles into her new home.

🔑 Closing #2 – Edwardsville, IL.
Another successful closing for first-time homebuyers! We found a home that checked all the boxes, negotiated a purchase price below asking, and made it to the closing table smoothly. I'm so excited for them and grateful they trusted me to guide them through such an important milestone.

This is one of the FIRST questions I get from buyers — and the answer might surprise you.
Here's a simple breakdown:
✅ Down payment — This can be as low as 3.5% with certain loan programs. On a $250,000 home, that's as little as $8,750.
✅ Closing costs — Typically 2–5% of the loan amount. Budget around $5,000–$12,500.
✅ Moving costs + reserves — It's smart to have a little cushion left over after closing for moving expenses and unexpected repairs.
The good news? There are first-time buyer programs right here in Illinois that can help with down payment assistance — you may need less than you think!
