❄️ Trickier inspections (snow covered roofs, hidden grading)
❄️ Shorter days & bad roads (harder to schedule showings)

But here’s the flip side - and why many buyers win in winter:

🔥 Way less competition (fewer buyers = fewer bidding wars)
🔥 More negotiating power (motived sellers often price to move)
🔥 Serious sellers only (people listing now are motivated sellers)

Stop house-shopping like it’s Tinder. Don’t swipe right on a dream home until you’ve found your lender.

A pre-qualification tells you what you can actually afford - and in this market, sellers won’t even read your offer without one.
Get your numbers first. Then go fall in love responsibly. 💁‍♂️

The biggest mistake first-time buyers make? Browsing homes online before talking to a lender. Without a pre-qualification, you may be looking in the wrong price range - and once you’ve fallen for a dream home you can’t afford, everything else feels like a letdown. And in today’s market if you do find “the one,” you’ll need that pre-qual letter to make a seriousoffer.

Bottom line: talk to a lender first. It’s the easiest way to save yourself time, stress, and a few heartbreak emojis later. 💔🏠
