Helping sellers prep strategically for market. Penny Toth started working at five years old, when she stood on a box behind the counter at her parent´s gift shop and helped with wrapping and packaging. Penny worked alongside her parents, so she worked hard to earn her own money. This independence eventually led to her successful career as a chef, and ultimately, her own catering business. After ma

rriage and children, Penny began her decade-long career in real estate, a career that allows her to put her business background and entrepreneurial spirit to good use. "A real estate career is particularly suited to someone who has been self-employed," says Penny. "There are no nine-to-five hours and no division of labor when you run your own business: You do everything yourself, and your clock runs 24 hours a day." At KW Domain, Penny is a "lifestyle consultant" to her clients, rather than simply a real estate agent. The buying or selling of a home comes second to creating a satisfying lifestyle for a client. "Sometimes, after crunching the numbers, I´ll advise a client not to buy for three more years, or to rent instead of buy," says Penny. "I´m not interested in the quick sale; I want to build a life-long relationship with the clients I touch." After earning a BA in French, with a minor in Art History at Michigan State University in East Lansing, Michigan, Penny lived out a longtime desire to be a chef by acquiring an Associate Degree in Culinary Arts at Schoolcraft College in Livonia, Michigan. "Both qualifications fit in perfectly with my interests: world travel and cooking." Penny is also an avid reader, gardener and is an active supporter of the Detroit Institute of Arts, Detroit Symphony, and charities to help Metro Detroit´s homeless. "My business philosophy is to listen - really listen - to what my client is saying, and try to discern what he or she is not saying, so I can do the best possible job of living up to KW Domain''s mission: To create an outstanding customer experience at every point of contact and become a trusted advisor to him or her."

Sometimes selling a house is so much more than selling a house.

l’ve known this family since their son was about seven years old. We first became friends through community-supported agriculture group, when they would come to our house every week to pick their produce. Over the years, friendship turned into decades of shared history-and eventually, several real estate transactions along the way.
Years ago, I helped my dear friend Beth buy this house on Beverly.
We lost Beth far too soon to glioblastoma, and her death was heartbreaking. I loved her very much, so coming back to this house all these years later brought back a lot of memories.
Atter Beth died, her son inherited the home. And recently, I had the privilege of helping him and his wite sell it as they prepare for an exciting new chapter of their own-moving to New York, where he’ll begin a PhD program.
There was something incredibly full-circle about standing in that house again.
I knew him when he was a little boy. I helped his mom buy this home. And now I’ve helped him sell it as he heads off to build the next chapter of his life.
After more than 20 years in real estate, these are the transactions that stay with me.
Homes change hands. Kids grow up. Families change. New chapters begin.
And sometimes, if you’re very lucky, you get to walk alongside people through more than one of them.❤️

“Real estate is a huge part of my life, but so is creating and caring for the place I call home. Gardening has always been one of my favorite ways to do that.
By late summer, everything has filled in and taken on a life of its own — flowers, herbs, vegetables, and a few things that definitely weren’t part of the original plan.
I think the spaces we create around us say a lot about how we live. Here’s a little glimpse of mine.”

🏡 When you sell a house so quickly… the neighbors call you next. ❤️
A few weeks ago, I sold a home on Tulane Avenue after just one week on the market — for full asking price.
The neighbors noticed. đź‘€
And when they decided it was time to sell their home, they gave me a call hoping we could do it again.
So here we go… another adorable Tulane Avenue home is officially FOR SALE!
✨ 3 bedrooms
✨ 1 updated bathroom
✨ Updated kitchen
✨ Beautiful hardwood floors
✨ Partially finished basement
✨ Large 2.5-car garage with electricity AND plumbing
✨ Generous-sized lot
✨ And just an all-around super cute house!
Offered at $249,900.
I love when one successful sale leads to another — especially when it happens right down the street. ❤️
If you—or one of your neighbors—has been wondering what your home could sell for, give me a call. I’d love to help you too.

One of the hardest conversations I have with sellers is about pricing.
I completely understand wanting to aim high. You’ve spent years making your home your own, and you want to get the best possible result.
The tricky part is that buyers only see what’s in front of them. When a home sits on the market longer than expected, they start wondering why.
That’s why I always focus on pricing strategically from the start. The first few weeks usually bring the most attention, and the right price can make a big difference.
If selling is on your radar this year, send me a message. I’d be happy to help you figure out a strategy that makes sense for your home and today’s market.

🏡 SOLD on Tulane!
One of the best compliments I can receive as a Realtor is when a client calls me back years later and says, “I’m ready to sell.”
Five years ago, I helped my client purchase this home on Tulane. When it was time for her next chapter, she called me again — this time to help her sell it.
Before we hit the market, there were a few things that needed to be done to make sure the house showed its best. We made a plan, got the work completed, and got it ready for buyers.
The result?
✨ One week on the market
✨ Full asking price
✨ SOLD!
This is such a big part of what I do for my sellers. Sometimes getting the best result isn't simply putting a sign in the yard. It’s knowing what needs to be done, what doesn’t, where to spend the money, and how to get it all accomplishedwithout making the process overwhelming.
And having a client trust me not once, but twice, makes this one especially meaningful. ❤️
If you’re thinking about selling but looking around your house wondering, “Where would I even start?” — call me. That’s exactly where I can help.

Most buyers don’t realize that if you go under contract in August and close in September, your first mortgage payment usually isn't due until November.
When you close, you pay a little extra money upfront. This covers the rest of that month. So your next payment doesn't start until the month after that.
It's a small detail, but knowing it ahead of time can make it much easier to plan your budget and moving expenses.
There are so many parts of buying a home that no one really talks about until you're in the middle of it. I always try to explain those things before they become a surprise.
If you're thinking about buying in the Metro Detroit, send me a message. I'm happy to walk you through the process and answer every question along the way.

SOMETIMES THE THING STANDING BETWEEN “FOR SALE” AND “ SOLD” IS MORE MANAGEABLE THAN YOU THINK!
When my dear friends purchased their condo, the oversized kitchen island had a bright cherry-red countertop. It wasn’t their style, but replacing it felt like a huge, expensive project-so they simply learned to live with it.
Years later, when it was time to sell, the countertop became something buyers noticed too.
After several showings without an offer, I encouraged my sellers to let me explore the cost of replacing it. One quote came in at $7,500. Through one of my trusted contractors, I was able to have it replaced for $2,500-and the work was completed in one day!

The condo sold shortly afterward.
My job isn’t simply to put a sign in the yard and upload photos. I look at your home through a buyer’s eyes, identify what may be holding it back, and help determine which improvements will actually make a difference.
With the right advice and the right professional contacts, a problem that feels overwhelming may be faster and more affordable to solve than you realize.
Before you assume that buyers will “just change it later,” let’s talk. A strategic improvement before listing could help your home sell faster - and for more money!

The Royal Oak Chamber of Commerce does so many amazing things in the community! Friday we volunteered at Lighthouse in Pontiac filling food boxes. It was eye opening and felt great to give back in a meaningful way.
