Last month marked a remarkably strong spring, with new listings entering the market at a faster pace and in greater volume. Heading into June, Tahoe-Truckee has 464 active listings. Despite the largest listing surge in recent years, active listings remained 20% lower than in May 2025, creating a well-supplied but not oversupplied environment heading into summer.

High-end homes remain the strongest segment, with multimillion-dollar transactions accounting for a significant share of total volume and the average sales price reaching $1.64M.

Check out Truckee’s newest community space on May 23rd from 3 PM – 7 PM! Come connect, explore the space, meet great people, and celebrate something new happening locally.

The Old Lumberyard's grand opening is a free event featuring performances from DJ B-Rei and New Wave Crave, fun activities, and a live wood carving by Eric Englund. It will be Truckee’s first look at the latest shopping, dining, and events. Spaces like this are a great way to bring the community together and remind us why this area is such a special place to call home. 💛

The Tahoe-Truckee market continues to move with confidence, making it one of the strongest months we've seen in recent years. Buyers are entering the market with a sharper focus on quality, location, and long-term value, especially throughout Tahoe's luxury communities.

High-end sales continue to influence overall market performance, while inventory improvements in select areas are creating more breathing room compared to the ultra-competitive pace of recent years.

The market remains active, with the median sale price in April reaching $1,242,500, up from $1,020,000 in April 2025. The median days on market for homes sold in April was just 18 days, faster than any April since the pandemic.

Spring 2026 was a historic outlier. Now, we’re headed toward something just as welcome: normalcy.
