Here’s a heartfelt story I wanted to share from a few years back – one of those moments that reminds me why I love what I do as a realtor.
Three years ago, I was working with a wonderful young family who had fallen head over heels for a charming older home in our neighborhood. It had the perfect layout, a big backyard for the kids, and that cozy feel you just can’t replicate in new builds. They were so excited… until the inspection report came back showing active termites in a couple of spots.
My buyers were devastated. They didn’t want to walk away – this was truly their dream home – but they were understandably worried about the potential damage and costs down the line. Termite issues can scare anyone off, and I could see the stress building.
That’s when I got creative. I quickly connected them with a top-tier pest control company I trust (one that offers transferable warranties), negotiated with the sellers to cover a full tenting treatment and repairs upfront, AND rolled in an extended termite bond that would protect the buyers for years at no extra cost to them. We structured it so the sellers handled everything before closing, giving my buyers complete peace of mind without killing the deal.
Fast forward to today – three years later – and that family is still thriving in their home with ZERO termite issues. They’ve added beautiful updates, the kids are growing up in that amazing backyard, and they couldn’t be happier. They even sent me a note recently saying it’s the best decision they ever made.
