Dear Buyer Agents:

1. Don’t ask if it’s “worth writing the offer.” Write it. Present your client’s best offer and let the seller decide.

2. Stop saying, “Call me if we’re close.” If it’s highest & best, submit your highest & best. You’re not the only agent asking for another bite at the apple.

3. Don’t wait for an offer deadline. There may never be one. If your client loves the house, act. A seller can accept a great offer at any time.

4. If you have a sale contingency. Be ready for questions. Understand the risk, the structure and what a Hubbard clause actually means.

5. If your client goes to the open house, go see the property yourself. They’re relying on you for advice. It’s tough to advise on a house you haven’t seen.
