"I would NEVER be able to work with any of my siblings."
Sometimes I hear that when people find out I work with both my brother and sister.

I was the first one in my family to start a career in real estate, back in 2007.

I was a college graduate and wasn’t able to find a career.

A friend of mine who sold real estate kept trying to convince me to give real estate a try.

But selling real estate sounded way too similar to selling life insurance and mutual funds, which I already tried and did not like, so I told him I was not interested.

After multiple conversations over about six months, I finally decided to give it a chance.

“I’m going to try selling real estate for a month and if I don’t make any money, I’m quitting!” That was the plan.

I began driving to the Bronx every day, to try to rent apartments to collect a broker fee.

After a month, I wasn’t able to rent out anything so I quit.

So I went back to my other job.

But the more I thought about real estate the more it made sense.

Finding a renter to pay a commission fee was easy, finding the apartments was easy, I just had to match the right person with the right apartment and I would get paid.

I decided to try real estate one more time. This time I was able to rent out an apartment on my fifth day back to work!

I was paid in twenty dollar bills. So my wallet was bulging from all the cash. I still remember that feeling of making all of that money!

That has started me on a 17 year career in real estate.

A few years into my real estate career, my sister Damaris said she wanted to get her real estate license.

Knowing how difficult it is to make it in real estate I didn’t want to add on pressure so I did not say much. I wished her the best and told her I would be there to support her. She has been selling real estate since 2010 and we have been working together for many many years.

I asked my brother Andy to start working with us as a part time summer job. He was 17 years old and was about to start college in the fall.

On his second day at work, he wanted to quit. Probably because I didn’t do a good job of explaining anything.

I remember him asking “What is the purpose of all of this?”

We had an long conversation about what we did and why we did it and he was immediately hooked. He decided he did not want to go to college and instead wanted to get his real estate license.

Andy fulfilled all the requirements to become a real estate agent before he turned 18. So he had to wait until his birthday to apply for the licence. And we have been working together ever since.

I am grateful to work with both my brother and sister.

We have have a huge family, lots of cousins, aunts and uncles! We have always been close.

Damaris now has a two year old! Her name is Arya.

My brother and sister will always be family first. I never forget that. Work comes second. But I am forever grateful to see them and spend as much time with them because we all work together.

This is a photo of us at a rock show! Which is one of the many things we like doing together!

Hey Walter, did you know there are all these young kids making millions of dollars?

About two years ago my brother Andy said this to me.

“Sure Andy, get back to work” That was my attitude. I wasn’t able to understand what he was trying to tell me.

Andy was trying to tell me that the path to success is quick, do the right things and you don’t have to wait until you're 60 years old before you can “retire happy.”

He was talking about these young entrepreneurs who had figured out how to become very successful in their twenties.

I was the dinosaur, stuck in my ways, I didn’t want to listen. I must have thought, “Sure they got lucky with bitcoin and drop shipping, no thanks, I’m not interested.”

It took a twenty three year old hypnotist and a trip to California to “wake me up.” before I could see what Andy was talking about.

My wife and I went to a three day seminar in L.A., I went to meet Marzcell Klein, one of those whiz kids that lives in a mansion, and owns more expensive cars than he has time to drive.

That trip helped me change my mindset, and what I believed I could accomplish.

No more excuses.

Over the next two years I started learning from all these twenty year old millionaires myself.

Marzcell Klein (22), Owen Cook (26), Vanessa Lau (26), Tai Lopez(30) and Alex Hormozi (23) all became millionaires at a very young age.

Money is important, but it’s not the most important thing. My family and my health are always going to be more important than money, but having enough money to take care of emergencies and have a good quality of life is one of my values.

What was the toughest part for me?

Swallowing my pride, allowing myself to learn from someone way younger than me.

I’m now in my mid 40’s.

By no means have I “made it” yet. But I keep pushing myself. 2024 will be my highest real estate earnings year ever, and by no means am I stopping.

I will continue to humble myself and learn from the whiz kids!

This is a photo my my wife and I attending the Marzcell Klein seminar in California, May 2023.

Walter, I need to buy a home!

I’ve had many different people say this to me, but this time it was different.

One of our past clients recently reached out to tell us she wanted to move.

We sold her a home in the Bronx over a decade ago and she was ready to move into a better area.

“There was a shooting near my home last week, my son wants to go outside and play”

She said it very calmly in a low tone, but I understood everything.

All of a sudden things became serious.

It wasn’t just about finding a new house, it was about finding a place where she and her family would feel safe.

With very few homes on the market, and increasing home prices, we knew it was going to be a challenge.

We told her she may have to wait until the end of the summer when the activity level slows down in real estate.

She looked at homes all summer making offers, getting out bid, being disappointed. Then it happened!

She was able to get an offer accepted last week of August, just like we told her.

We were able to help find her a large single family home in the Homefield section of Yonkers. The home is huge! It need some work, but the most important thing is that her and her family feel safe, and she doesn’t have to worry about her son going outside to play.

Moments like this remind me it's not just about buying and selling houses.

It's about understanding what's truly important to the people I work with—even if they don’t always say it out loud.

Not all of our clients tell us what’s important to them. Some people open up more than others, and that’s ok.

We couldn’t be happier for her and her family as they start this new chapter, and we’re grateful to have been part of it.

This Summer, my wife and I took a trip to Italy.

While we were there, we discovered the beauty of Murano glass. Beautiful glass made on the island of Murano in Venice for centuries.

Murano glass is created by melting different colored glass, forming these stunning patterns.

I was completely captivated by how beautiful it was.

Before I knew it, I bought SIX small Murano glass bowls! Who knew that glass bowls could get me so excited? I kept picturing how I would use them to hold my board game pieces. (yes, I’m a bit of a board game geek). 😅

But Murano glass isn’t just beautiful—it’s expensive too! So, we packed them up as carefully as we could for the journey back to New York.

Of course, I worried the whole time that one crack would ruin them, and all that money would be wasted. One little break, and they’d be damaged forever.

And it got me thinking—there are a few things in life, just like those glass bowls, that are fragile. Things that, once damaged, might never be the same again.

Not everything, of course. Some things, like hobbies or making money, we can start and stop whenever we like.

But other things—like our health and relationships—are like those glass bowls.

If we don’t take care of them, they can crack, and once they do, they might be impossible to fix.

That’s why I believe it’s so important to know what’s truly valuable in life and to prioritize those “glass” items.

Even as I’m writing this, I’m reminding myself that I need to do a better job of taking care of the things that really matter.

We all have limited time and resources, myself included. Every moment spent on one thing is a moment we can’t spend on something else. If we let the important things slide for too long, they might just break.

And here’s what I’ve come to realize: just like how I took care to protect those fragile glass bowls, I need to be just as mindful about the things that truly matter in life.

For me, that means paying attention to my health, the important relationships in my life, and not letting the noise of everyday distractions distract me.

It’s easy to get caught up and forget about what’s truly irreplaceable. But I’ve learned that the things that matter most deserve our best effort, not just our leftover energy.

At the end of the day, we can always find new hobbies, make more money, or restart certain things, but some aspects of life—like those delicate glass bowls—need extra care.

Otherwise, the cracks may be permanent.

Amazing! The second largest Hindu temple in the world is only an hour away in Robbinsville, NJ.

It’s called the The BAPS Swaminarayan Akshardham temple was inaugurated in October of 2023 so it's just one year old

My wife Alejandra Silva and I took a trip there last weekend. It's incredibly beautiful, and we learned a few things about a different culture.

The Hindu religion has been around for thousands and thousands of years.

The temple was also built 100% by volunteers.

We visited the temple and the surrounding areas. We were not allowed to take photos inside the temple.

Here are a few photos from our visit!

Good news! Interest rates are falling!

If you are buying or selling a home then you know lower interest rates have a big impact on home prices.

I put together a free report to help my clients stay ahead of the changing real estate market.

I thought I would offer to share it with everyone.

Let me know if you’re interested in getting a copy of my interest rate report for fall 2024.

Message me the word “Falling” and I’ll be happy to send you a free copy.

What did you do for fun during the pandemic?

With all the stores and restaurants shut down there was no place to go!

So my wife and I found a new hobby, hiking.

Guess what! We found a gorgeous eleven-mile hiking trail walking distance from our condo in Bronxville, NY!

This hidden gem was perfect for us when we wanted to go hiking without having to travel too far from our home.

The Bronx River Pathway follows the Bronx River Parkway from Bronxville all the way up to the Kensico Dam Plaza in Valhalla.

Walking the entire trail one way takes about four hours, so we usually opt for a 30 to 45-minute walk before heading back.

The trail has some stunning scenic views, lush greenery, and a peaceful atmosphere.

A small creek runs next to the trail, and the trees provide excellent shade on hot sunny days.

If you are new to hiking or if you’re looking for an easy trail, this is an excellent one to try out.

Living in Lower Westchester offers the best of both worlds: you’re close enough to Manhattan to reach it in under an hour, and you get to enjoy the comfort and tranquility of a more suburban environment.

We usually head out around 5 p.m. in the late afternoon, it can get quite hot earlier in the day during the summer. And if you go, don’t forget to bring your water bottle!

Here I photo from my last hike.

Grab a cup of coffee and let’s get to know each other better…

I was born in Cuenca, Ecuador, and moved to Brooklyn when I was 4 years old.

English was my second language growing up, I was a good student.

My good grades landed me in Brooklyn Tech High School then at Syracuse University where I graduated in 2002.

I never had specific career goals growing up. I just knew I wanted to be successful and rich! Possibly run my own business, I thought it would be so cool to be my own boss!

Unfortunately, I did not take college seriously, so I felt completely unprepared when I became an adult.

The week after graduating college I took a trip to the bookstore and I bought three books on how to become successful and make money. I remember telling myself, “Ok Walter, now it’s time for you to learn how to be successful.”

Little did I know, that began a lifelong journey of deep personal improvement that I’ve continued until today.

I went on to work at a financial services company for three years, and was barely making enough money to pay my living expenses, which were very low since I was still living at home with my parents.

One day I went to a rock concert and I broke my glasses and couldn’t afford a new pair.

That’s the day I decided to quit that job and I knew I needed to make a change. At that time a friend who I had met through the company told me I would make a good real estate agent.

But to me, selling real estate sounded very similar to selling financial services so I said no thank you. This friend would call me every month or so just to plant that seed of thought again about becoming a real estate agent.

After a while it worked, and in 2007 I got my real estate license and I dedicated myself to mastering the art and science of selling homes at the best prices.

Since then, over 500 families have trusted me to sell their properties in the Bronx and Westchester.

During these years I’ve not only been able to help a lot of people in a way that feels fulfilling, but I’ve also been able to grow a lot as a person. I am relentless about improving my business and am constantly learning, reading a book, or taking a new advanced training to improve what I do and stay on the cutting edge.

I got married in 2021, I met my wife in the middle of covid. We are now planning to start a family soon!

I enjoy spending time with my wife, and my family, playing tennis, and LOVE good board games! (Can someone please ask me for my top board game recommendations)!

Today, I’m grateful to be a full-time real estate agent, helping my clients sell their homes here in Westchester and Bronx County NY so they can move onto the next chapter of their lives with confidence.
