Shoutout to DR Horton homes!

It’s always a point of contention with inspectors and builders on new construction sites.

Often you’ll find a builder will require an inspector to jump through a ton of hoops to deter a buyers private inspection from occurring.

The folks here at DR Horton remembered me from past inspections and we were able to schedule and complete this inspection in a 12 hour window, just 2 days before the closing.

Not only that, but New View is now the recommended inspection company by this builder!

A great time to take ⏰ 5 minutes ⏰ and 👀 check out your own roof 👀 for any issues is when it is ❄️ snow covered ❄️ a day or two after the snow.

This roof shows an isolated circular area, slightly larger than a 🏀 basketball 🏀 . The pattern is clearly not related to ☀️ sun melt ☀️ , there are no vent related penetrations in the immediate area, and there are no visually obvious issues at the exterior. ✅ ✅ ✅

So, whats beneath? 🧐 Attic space that leads to the second floor bathroom! 🤨
What could be in a bathroom causing the snow melt? 🧐 👀 🤨

It could be one of a few things , but the 99.98% option is that the bathroom 💨 vent fan 💨 is not vented to the exterior properly. 😮 A finding on about 20% of home inspections! That’s one out of every five homes… 🤯

This is often not completed due to the vent being an after-thought and the implications are out of sight and out of mind.

It is commonly thought that bathroom vent fans promary putpose is to remove odor from the bathroom 😷, but that is not the case at all! The primary purpose of a bathroom vent fan is to remove 💦 moisture 💦 from the bathroom during times of 🚿 bathing 🚿 .

Current standards call for either a vent, or a 🪟 window 🪟 to be present in bathrooms that include 🧼 showers and tubs. 🧼

So, what’s the big deal? 🤔 When the vent fan is installed, a duct should be attached to the fan, ran through the attic space, and then terminate at the exterior of the home at a vent cap. ✅ This ensures that moisture is removed from the home ✅

Improper ventilation will most commonly lead to 💧 moisture related issues 💧 within the attic at the immediate location of the bare spot on the roof surface Probable findings within the attic include 💦 moisture staining 💦 and 🦠 light mold 🦠 If this has been an issue within the home for a 🕰️ decade or more 🕰️ there would likely be damage to the wood roof decking and more 🦠 mold 🦠 than you’d hope to see 😔.

If caught early on, this could simply be a case where installation of ventilation components would solve the issue ✅ . If this were the case, the cost to correct would likely be in the 💴“couple hundred dollar range” 💴 - if a qualified professional completed the correction. If the homeowner were capable of completing this task, the cost would likely be well under $100!

All this! And I haven’t left my truck yet! 🤣 😝 😵‍💫
