1. What inspired you to become a home inspector? Purchasing a home in 2011 made me aware of the low standard in the profession.
2. How long have you been in the home inspection industry? Over 10 years
3. What certifications or licenses do you hold? NJ home inspection license, commercial inspection certification, pesticide applicator (termite), radon, mold, indoor air quality. pools/spas
4. What types of properties do you specialize in? All - buildings are buildings, are warehouses, are strip malls, are homes.
5. How would you describe your inspection style or approach? “Suavemente” - smooth, softly, timely, fluid.
6. What do you enjoy most about inspecting homes? Using my decade-worth of experience and expertise to guide real estate investors in fhe process of the largest investment of their lives.
7. What’s one common issue you see in many homes? Most popular are loose toilets, missing anti-tip devices and GFCI issues.
8. What tools or technology do you rely on most? Phone/software, electrical testers, thermometer, moisture meter, gas detector.
9. What sets your inspection services apart from others? Communication, realistic approach, and process.

5. What types of properties do you inspect?. We are two stand alone companies - residenial and commercial. From 600 sq ft bungalos to 100,000 sq ft strip malls.
6. Do you offer any ancillary services? Termite certifications, mold testing, indoor air quality testing, radon testing, pools/spas
7. What areas do you serve? We’ll go anywhere but mostly rhe souther half of NJ
8. Do you specialize in any particular type of building or defect? Coastal/Ocean-Front, historical 100+ yesrs old, retirement communities, commercial, warehouses, strip malls, churches, schools, supermarkets.

9. How would you describe your inspection style? Thorough, detailed, over-deliver, rental perspective, tailored.
10. What do you believe is the most important part of a home inspection? There is no “part” more important than the rest. I’ll go with communication.
11. How do you communicate findings to clients? I go over all the major findings and every picture I take prior to leaving the property.
12. What tools or technology do you use during inspections? Moisture meters, electrical testers, thermometers, drone, software and all the general tools.

13. How soon do clients receive their report? Within 24 hours and I try my best for same night which happens aboht 60% of the time
14. How do you ensure your reports are easy to understand? Visual approach. Defects are shown in photo form with related narrative

16. What is the most serious issue you’ve ever discovered? Main wood beam destroyed beneath home.
17. What advice do you give first-time homebuyers? I’ll speak in more detail when necessary. Give maintenance tips and wisdom
18. What is one thing you wish every homeowner understood? Efficiency and loss of money - uninsulted duct work, missing insulation in crawlspace and attic.

19. How can clients prepare for inspection day? E-sign the emailed agreement and pre- authorize payment.
20. Do you encourage clients to attend the inspection? Why or why not? I like to invote 90 min after start time to allow me time to do the work, research and notes. We go over everything at the end
21. How do you handle questions from clients after they receive the report? I amswer them in as much detail as possible and make sure they are satisfied and understand the explanation.
