I wanted to take a moment to explain how DSCR (Debt-Service Coverage Ratio) loan quotes work and why the process can be more involved than it might seem at first glance.

Many people ask, “What’s your rate?” But if a loan officer gives you a rate without looking into your specific scenario, they’re not being transparent.

When you request a quote for a DSCR loan, there are several key factors we look at:
• Loan-to-Value (LTV)
• Credit Score
• Rental Income
• DSCR Ratio
• Property Type
• Long-Term vs. Short-Term Rental
• Prepayment Penalty
• Location

To estimate the DSCR ratio, we either use leases in place or, if those aren’t available, we research rental comps. Please note lenders typically do not provide this research it’s the loan officer’s responsibility to collect and present either valid leases or comparable rental data.

Using this information, we can provide an initial quote. However, it’s important to understand that this quote is not final until the appraisal is completed.

The appraisal is a crucial part of the process. The appraiser will determine the market rental income by pulling their own comps. Depending on the lender’s guidelines, they may use either the market rent or the leases in place to calculate the final DSCR ratio. Some lenders may also apply a percentage of market rent in addition to the leases in place. If the final ratio differs from what was initially quoted, it can affect your interest rate and sometimes significantly.

This is why working closely with a real estate agent is so important. Agents often have access to more accurate and timely rental comps than loan officers do. These comps help us better assess whether your deal will meet the lender’s requirements from the start.

Another key factor is LTV. For example, putting 15% down may not work for a particular deal, but increasing your down payment to 20% or 30% might improve the DSCR ratio enough to qualify.

DSCR loans are not one-size-fits-all!!!Every lender has different requirements.

That’s why it’s critical to work with a loan officer who doesn’t just run a quick quote, but truly understands the underwriting process, lender guidelines, and how to position your loan for success. I always take the time to walk my clients through these details and help navigate any potential challenges upfront.
