Happy New Year!! 🥳. The loan limits for 2026 have increased!! This means if you are a first time home buyer on a Conventional loan you can purchase a $858k home and put as little as 3% down OR on a FHA loan purchase a $560k home and put as little as 3.5% down!! 🤓🙀. The increase opens up more opportunity for more buyers 😎

Effective immediately at .mortgage the conforming loan limit has increased from $766,550 to $803,500. This means any LOAN amount NOW over $803,500 is considered a Jumbo loan. This means you can get up to a purchase price of $845,000 put 5% down and still have it be considered a conforming loan. Once a loan is considered a jumbo loan, the down payment requirements change as well as the underwriting guidelines! Reach out to take advantage NOW (don't need to wait until 2025).
