Sometimes buying a home takes a little persistence… and a lot of patience! ️

We had been searching for the right home, but my clients kept getting outbid—even when offering over list price!

Then this one came on the market, and we jumped on it the same day and the best part? We didn’t have to overpay.

My clients received $5,000 OFF the list price PLUS seller concessions!

I absolutely love that I got to help a dear friend with another real estate transaction! ❤️ There’s nothing better than having people you care about trust you to help them with such a big milestone like moving back to Tucson!!

One of my favorite parts of being a Realtor is when a client comes back to me not just once, but again and again. In this case, I’ve had the honor of helping these clients three different times! 🏡🏡🏡

They have absolutely beautiful homes that are always in great condition, which makes putting them on the market such a great experience. And this one was no exception! It only took 4 days on the market before we had it under contract!

And to make it even better, working with the buyer’s agent was absolutely smooth from start to finish. Great communication, a cooperative transaction, and everyone working toward the same goal made this one a pleasure.

I’m incredibly grateful for clients who continue to trust me with such an important part of their lives. Repeat clients and referrals are the biggest compliment a Realtor can receive. ❤️

Sometimes in real estate, you don’t have days to think about it—you have hours.

At the price point we were looking in, my clients kept running into the same problem: by the time we were able to schedule a showing, the sellers had already received an offer.

So when this home hit the market, we didn’t hesitate.

New build? HOA? Manufactured? Different neighborhood or city? There are so many options in the Tucson area, and sometimes you don’t know what feels right until you see it in person.

We actually drove past this home while heading to see a completely different property. We ended up in another neighborhood and even got very close to writing an offer on a different home.

But something just didn’t feel right.

When this home came back up in conversation, my clients were excited to learn that although it’s a brand-new home, there’s NO HOA in the neighborhood!
Then we saw it in person… and those views!

The sellers were amazing to work with and gave my clients everything we asked for, including concessions and did an early close just in time for the summer!
I absolutely love being able to help buyers explore their options, listen to what matters most to them, and recognize when the right home comes along—even when it wasn’t originally on the plan.

📊 JUNE MARKET UPDATE ⬇️⬇️

As we headed into summer, we saw fewer homes come onto the market, while days on market stayed about the same. The median sales price also increased slightly.

For sellers: There are fewer new homes competing for buyers, and prices have edged up slightly.
For buyers: There may be fewer new choices coming onto the market, so being prepared when the right home appears is important.

Sometimes, “the one” shows up when it’s not even on the list for the day. And when that happens, you make adjustments. That happened with this home. After seeing several different properties together, I could tell almost immediately that we were going to be canceling the rest of the showings because we found it!
As a Realtor, there are moments when you walk through the front door with your clients and just know.

And the best part? In this case, my clients were family. ❤️

The transaction was smooth from start to finish, and I couldn’t be happier that I got to spend a little extra time with my extended family while helping them find their forever Tucson home. 🌵🏡
