One of the best times to check out a house is the exact time you normally come home from work. A house might seem perfect during a Saturday afternoon showing, but what is the neighborhood actually like when you’ll be there every day? Check the traffic, parking, noise, neighbors, afternoon sun, and even things like barking dogs or planes overhead.

You’re not just buying the house, you’re buying a life there. So if you normally get home around 5:30 PM, take a drive by around 5:30 PM and see what the neighborhood is really like at that time. A five-minute drive could reveal something you’d never notice during a scheduled showing.

A contract spells out the terms of the deal: purchase price, deadlines, contingencies, responsibilities, and what happens if something doesn’t go according to plan

And while signing a contract might feel like the finish line, it’s really the beginning of the process. Understanding what you’re agreeing to before you sign is incredibly important!

Fixer-upper Part 53: Replacing some siding boards

We moved the dryer vent to a better location, which meant leaving a pretty decent-sized hole in the exterior wall. So now it’s time to patch it up and replace the rabbeted siding we had to remove

One project leads to another… and another… and another. That’s basically the definition of a fixer-upper! 🔨🏠

In a declining real estate market, yesterday’s sales don’t always tell you what buyers are willing to pay today. A home that sold for $500,000 a few months ago might be a great comparable, but if prices have continued to fall, using that sale alone could leave you overpriced

That’s why you need to look beyond the comps and pay attention to current competition, pending sales, price reductions, and market direction. In a declining market, you don’t just want to know where the market was... you need to understand where it’s going
