Submitting an offer as a buyer's agent sometimes feels like walking up to the listing agent and saying:

"Would you like to form an alliance?" 🤝🏡

For the next few weeks, we're going to be working together, solving problems, negotiating repairs, coordinating deadlines, and trying to get everyone to the closing table without losing their minds

Despite what HGTV might make it seem like, most real estate transactions aren't a battle. The best ones happen when both agents work as a team to help their clients achieve their goals

So yes, every offer is kind of the start of a temporary alliance. Some are easier than others 😂

Solar loans can create some unexpected challenges when it's time to sell a house ☀️🏡

Here are three real examples: one seller had to come up with cash to pay off the solar loan before closing, another took out a personal loan to get the deal done, and a third decided that if he was paying off the system anyway, he was going to remove the panels and take them with him 😳

The lesson? If you have financed solar, don't assume the loan can automatically be transferred to the buyer

That moment when the home inspection report comes back and everyone is in shock... 😳📋

The buyers didn't expect it. The sellers didn't expect it. Honestly, I'm not sure the house expected it 😂

Most inspections uncover a few items here and there, but every once in a while a report comes back with surprises that nobody saw coming. It's a good reminder of why inspections are such an important part of the home-buying process. Better to find out now than after closing! 🏡

Fixer-upper Part 38: Out with the old, in with the new! 🏡🔨

We're replacing these old single-pane windows with new double-pane energy-efficient windows in this brick home. The benefits can be huge: better insulation, improved comfort, less outside noise, and potentially lower energy bills

Plus, the updated look doesn't hurt either 👌

We spotted these little owls hanging out in our backyard and had to stop and admire them for a few minutes. It's amazing how much wildlife we get to see here in Arizona when we slow down and pay attention

Definitely one of the cooler backyard visitors we've had

If you have solar panels financed through a loan, there's an important issue that more homeowners are running into when they go to sell their house ☀️🏡

Many sellers assume the solar loan can simply be transferred to the buyer, but that's not always the case. Depending on the lender and loan terms, the seller may be required to pay off the remaining balance at closing instead

That can come as a surprise if you're counting on keeping more of your proceeds from the sale. Before listing your home, it's a good idea to understand exactly what your solar financing agreement says and how it could impact a future sale
