Real Estate Market Update:

Increased Buyer and Seller activity: Buyers and Sellers are re-entering the market, creating more movement.

Inventory is Increasing: The number of homes available has risen in most regions compared to last year, offering more options for Buyers.

New Construction Incentives: Builders are offering more incentives and price cuts, which can be a great opportunity for buyers (contact me for list of Builders and details of incentives).

Affordability is Improving: Rates have come down from their peak, and with price-stabilization, the ability to purchase is slowly improving.

*For Buyers: Now is a good time to search for homes, especially new construction, due to increased inventory and builder incentives (ask me about the FREE Custom Property Search service I offer).

*For Sellers: It may be a good time to sell since appreciation is strong, but it’s important to price the home realistically in the current market (choose your Agent wisely).

Overpricing doesn’t just cost you offers. It can cost you the move you need to make.

Over half of agents today say they’re seeing more sellers pull their listings off the market than normal.

And the #1 reason for that? The sellers aren’t getting offers they think are fair.

A lot of the time, those sellers expect to get the sky-high price their neighbors got a few years ago. But that’s not how the market is today.

That means they never get to relocate for a job, have more space for their growing family, or move closer to their aging relatives. All because of their asking price.

REAL ESTATE: Affordability may finally be showing signs of improvement this Fall. According to RedFin, typical monthly mortgage payments have been coming down (estimated $290 lower than just a few months ago since May 2025). We (the experts) believe 3 variables are involved: 1. Mortgage Rates- coming down. 2. Home Prices -price growth has slowed. 3. Wages -up 4% (according to Bureau of Labor Statistics)

Only 2% of home sales in July were foreclosures or short sales. That’s close to a record low.

If your listing isn’t getting traction, here's what you need to realize.

Homes are sitting longer today. And one of the reasons why? Overpricing like it’s 2021 again.

Unlike a normal market where list prices keep rising, they’ve actually been flat for over 3 years. And that’s a change worth paying attention to.

List prices have leveled off because buyers are being more selective as inventory has grown over the past few years. There are more homes on the market, and sellers need to take note.

So, if your home isn’t getting showings or offers, take it as a sign to check in with your agent. A small price adjustment could be the move that gets buyers through the door.

Because in a market like this you can’t just wait it out and hope for the best. Patience won’t sell your house. But the right price will.
