Long Realty has recently compiled market data comparing February 2026 vs February 2025. Here are the key takeaways:

Inventory continues to grow: the number of homes available for sale has increased compared with the past few years, giving buyers more options across the market.

Market pace is moderating: homes are taking slightly longer to sell than during the fast-paced pandemic market, reflecting a more balanced environment.

There may be a new horse property on the market soon! The 80 acre Al-Marah Equine Center has been owned by the University of Arizona for the past 10 years as a learning facility. Since the 1970s this east side ranch was home to Al-Marah Arabians, breeding and training some of the most renowned Arabian horses in the world. U of A plans to move the remaining horses to Campus Farm in central Tucson and sell Al-Marah.

It will be interesting to see what’s next for this historic property. Hopefully more horses can move in and enjoy its legacy.

After more than a decade serving students, the Al-Marah Equine Center could be sold as programs move to main campus.
