🌵 Tucson Trivia Time! 🌵
Hey Tucson friends and future neighbors! Did you know our desert gem hides some seriously cool secrets? Here are 5 little-known facts that make the Old Pueblo even more awesome:

Tucson is older than the United States... by thousands of years! 🏜️
Evidence of continuous human settlement here dates back over 4,000 years—way before the U.S. was even a twinkle in history's eye. Talk about deep roots!
We have the world's largest "airplane graveyard" right in our backyard. ✈️
At Davis-Monthan AFB, the Boneyard stores over 4,000 retired aircraft in the dry desert air. It's like a massive outdoor museum of aviation history!
Tucson is a UNESCO City of Gastronomy—the first in the U.S.! 🌮
Our incredible Sonoran-style Mexican food scene earned us this global honor. From mouthwatering carne asada to innovative eats, our food culture is world-class.
Thanks to our Dark Sky Ordinance, we have some of the darkest urban night skies around. ⭐
Perfect for stargazing without leaving the city—making those backyard evenings (or mountain escapes) extra magical.
The Tucson Rodeo Parade is the largest non-motorized parade in the WORLD! 🐴
No cars, just horses, wagons, and pure Western vibes. And yes, kids even get a school holiday for the rodeo—only in Tucson!

Living here means embracing all this unique charm every day. Whether you're buying, selling, or just dreaming about your next home in this incredible area, the LeBlanc PCS Group is here to help you find your perfect spot in the Sonoran Desert!

A Sonoran hot dog is a bacon-wrapped hot dog that originated in Hermosillo, Sonora (Mexico) and became an absolute icon in southern Arizona, especially Tucson.
What makes it uniquely “Sonoran” (and different from anything else in the U.S.):

The hot dog is wrapped in bacon and grilled until the bacon is crispy
It’s served inside a soft, slightly sweet bolillo-style roll (with a little pocket cut out to cradle everything)
Piled high with pinto beans, grilled and fresh onions, tomatoes, jalapeños or salsa verde, mayonnaise, mustard, and often a drizzle of crema

It’s messy, over-the-top, and the perfect mix of Mexican and street-food flavors you won’t find anywhere else in the country — which is why Tucson proudly claims it as its own. Once you try one, a regular hot dog just feels… boring.

Ok locals, who’s got the BEST Sonoran hot dog in Tucson? 🌵🌭
After a lot of “research” (and zero regrets), we’re calling it:

The Arizona real estate market is anticipated to experience growth in 2025 and 2026, driven by several key factors:

Increased Housing Demand: The Arizona Association of REALTORS® predicts heightened market activity in 2025, attributing this to pent-up demand from buyers who have adapted to elevated interest rates. This surge in demand is expected to lead to more transactions and continued appreciation across the state.

Economic Expansion: Arizona's economy is projected to maintain robust growth, with personal income expected to rise by 6.2% in 2025 and 5.8% in 2026. This upward trend in income levels is likely to bolster the housing market as more residents gain the financial capacity to purchase homes.

Population Growth: The state's ongoing population increase continues to fuel housing demand. As more individuals and families relocate to Arizona, the need for housing escalates, supporting market growth.

Stabilizing Interest Rates: The National Association of Realtors forecasts a 9% increase in existing home sales for 2025 and a 13% rise for 2026, suggesting a dynamic market ahead. Potential stabilization of mortgage rates could further encourage both buyers and sellers to engage in the market.

Regional Variations: While the overall outlook is positive, certain areas may experience varying trends. For instance, regions like Yuma, Flagstaff, Show Low, Nogales, and Payson are projected to see price increases by September 2025, whereas areas such as Lake Havasu City and Sierra Vista might face slight price declines.

In summary, the Arizona real estate market is poised for growth in 2025 and 2026, supported by economic expansion, population influx, and stabilizing interest rates. However, market dynamics may vary across different regions within the state.
