Good morning!!

Quote for the week: “Home sales have been sluggish over the past few years due to elevated mortgage rates and limited inventory. However, mortgage rates are declining and more inventory is coming to the market, which should boost sales in the coming months” - NAR Chief Economist Lawrence Yun

I couldn’t agree more. Those of us who have persevered through these last three years will be happy soon. It’s my opinion we are about done with the sluggish cycle and good times are ahead. 😊

This week the market will be focused on jobs data and a ton of rhetoric about a government shutdown. I’ll keep you up to date on any market movements. Today, expect rates to be around:

Hey there! It’s FED day!
Markets are fully pricing in a 0.25% rate cut to the short-term Fed Funds Rate today. Quick reminder: this is not mortgage rates — it’s the rate banks charge each other for overnight loans on reserves. Still, it’s the Fed’s primary lever to influence overall borrowing costs and economic momentum.
We typically see three waves of market reaction:
1:00 PM Central – The Fed statement is released.
Shortly after – Fed Chair Powell holds his press conference.
Tomorrow morning – Markets react once they’ve had time to digest it all.
Let’s hope for positive signals across the board!
Starting the day, average mortgage rates are:
📉 6.13% – Conventional 30-Year
🏠 5.91% – FHA

Good morning!

Yesterday, one Fed president stated, “the Fed should cut at the next meeting, there should be multiple cuts over the next few months, inflation expectations are anchored, tariffs aren’t going to cause long-run inflation, and he doesn’t see a recession coming at all”.

That would be nice for everyone if his assessment is correct.

Additionally, two large investment firms have gone on record stating mortgage bonds are an attractive buy right now. This would help lower rates if many firms began buying mortgage bonds.

Expect average rates to be around:

6.50% conventional 30 yr
6.09% FHA
6.09% VA

*** Note, it IS possible to get a rate in the 5s with points now. Negotiating a seller paid buydown before price reduction just may get your buyer off the fence.

Broker tip!

Happy Monday,

The number of unsold homes was up 20% compared with the same time last year. If rates drop to 6%, about HALF of that inventory would be bought over the next 12-18 months (Realtor.com)

Asking prices for homes are not going up as sellers are starting to adjust to the buyer’s market. In fact, asking prices have had the smallest increase in nearly two years. (Redfin)

We have a jam packed week of economic news that could move the market: Jobs data, Consumer Confidence, GDP, and PCE. If that weren’t enough, the FED meets Tuesday and Wednesday to release the latest monetary statement. There is ZERO chance they lower rates. 🙄

6.05% conventional 15 yr
6.40% FHA
6.40% VA

Home prices grew 0.5% month over month, the fastest pace since April and the third consecutive month of price increase. (Redfin)
