That call? 😬
“Nope… your loan didn’t get approved.”

I’ve had buyers call me after hearing that—and they think it’s over.

It’s not.

Real talk… not all lenders are the same.

I’ve seen people get denied…
then approved a couple weeks later with someone else.

💡 Fun fact for home buyers: Sometimes putting less than 20% down can actually get you a better interest rate on certain conventional loans.
A strategy some lenders discuss looks like this:

🏡 Put 5–15% down upfront
🔒 Lock in the potentially lower rate
💰 Then recast the loan after closing

What’s a recast? It allows you to make a lump-sum payment toward your mortgage later, which may help:

✔ Lower your monthly payment
✔ Reduce your loan balance
✔ Potentially eliminate mortgage insurance
