Right now, Tucson inventory is up compared to what we saw a couple of years ago, giving buyers breathing room they haven't had in a long time. In fact, nearly half of the active listings in the Southern AZ have had a price reduction.

What does this mean for you right now?

There can be a big difference between what a bank says you can borrow and what you should actually spend.

The happiest, least-stressed homeowners I see usually don't max out their pre-approval. Instead, they built a budget around real life—leaving room for savings, travel, car payments, and the inevitable "the water heater just broke" phone call.

1️⃣ HVAC Pre-Check & Filter Swap: Don’t wait for a 115-degree day to find out your A/C capacitor is fried. Get a professional tune-up and commit to changing your intake filters every single month.

April Market Snapshot in Tucson, AZ!

Median Sales Price is slight down from the month of March.

Number of Listing Sold and Number of Listing that hit the Market in April are trending about the same from March. We are still seeing home sell, while many homes are hitting the market.

Our average days on market did take another dip in April, now trending about 34 average days on market.
