With 4,304 homes on the market compared to 1,064 sales, Tucson is carrying roughly 4 months of available inventory based on this snapshot.

What does that mean?

Buyers have considerably more selection than they did during the ultra-competitive markets of the past few years, and homes sitting longer can create opportunities for stronger negotiations.
For sellers, 57 average days on market is an important reminder that a sale may take time. If you’re planning a move, building that extra time into your timeline can help avoid being rushed into your next purchase.

And with a median sale price of $360,000, affordability continues to play a major role in what buyers can comfortably purchase.

🏡 Tucson Market Update | August 2026

The Tucson market continues to move, but buyers are taking their time and being selective.

In July, 1,218 homes sold with a median sales price of $365,000 and an average of 57 days on market. Sales were down 11% from June, while prices remained essentially unchanged from both last month and last year. Homes also sold for an average of 98% of list price.

With roughly 3.5 months of inventory, Tucson overall still falls within seller’s-market territory, but conditions vary significantly by price range. For sellers, that means pricing and presentation matter more than ever. For buyers, increased selection and longer market times can create opportunities to negotiate.
