January 2023 Housing Report for Tucson

In the Tucson Main Market area, in December 2022 active inventory was 2,996, a 92% increase from December 2021. There were 958 closings in December 2022, a 46% decrease from December 2021. Year-to-date 2022 there were 16,925 closings, an 18% decrease from year-to-date 2021. Months of Inventory was 3.1, up from .9 in December 2021. In the Tucson Main Market area, August 2022 active inventory was 2,616, a 77% increase from August 2021. There were 1,333 closings in August 2022, a 16% decrease from August 2021. Year-to-date 2022 there were 12,363 closings, a 12% decrease from year-to-date 2021. Months of Inventory was 2.0, up from .9 in August 2021. Median price of sold homes was $364,493 for the month of August 2022, up 12% from August 2021. The Tucson Main Market area had 1,484 new properties under contract in August 2022, down 17% from August 2021.
