Heart of the Plan: The initial 20âacre parcel, owned by the town, lies adjacent to the municipal complex at Marana Main St. and Civic Center Dr. Expect a car-free town center with peripheral parking, featuring brick sidewalks and roadways, arched gateways, a dance barn, event grove, rodeo arena, brewery, and underground infrastructure systems designed early in the process
đ§ą Historic Feel with Modern Function. Scott Stitelerâknown for revitalizing Downtown Tucsonâdescribes this as a "groundâup downtown that feels old. This intentional "heritage-first" architecture will honor Maranaâs Western legacy while delivering modern amenities. Town Manager Terry Rozema emphasizes that the project should "feel like Marana"ârooted in place and identity.

Phase one includes careful planning for traffic and pedestrian flow. The Downtown is designed to be car-free inside, with parking on the perimeter. Early infrastructure work (water, sewer, drainage) has already been completed, setting the stage for swift build-out .
