In summary for the month of August our average sales price was $424K, median sales price $355K, the average price $221 per SqFt, sellers receiving on average -1.70% of list price, 35 DOM and our inventory increased to 4.53 months of available inventory. This is a trend I have noticed towards year end, our available inventory starts to accrue.

Available Inventory. A healthy market should have at least 2 months of inventory. To put it in perspective, when things were booming 2021-2022, as low as 1 month of available inventory (causing the supply and demand issues we faced). More inventory means more choices for buyers, more negotiating power they wield. It would feel more like a Buyer’s Market IF mortgage interest rates were lower. The Tucson residential resale housing market typically slows down over the hot summer months.
