🏡 June is National Homeownership Month 🏡
Did you know National Homeownership Month began as National Homeownership Week in 1995 and was expanded to the entire month of June in 2002? The purpose is simple: celebrate the value of homeownership and help more families achieve the dream of owning a home.

Homeownership is about more than just buying a house.

✨ It’s building equity instead of paying rent.
✨ It’s creating stability for your family.
✨ It’s putting down roots in a community you love.
✨ It’s building long-term wealth and financial security.
✨ It’s having a place where memories are made for years to come.

Whether you're a first-time buyer, moving into your dream home, downsizing, or investing in real estate, every homeownership journey starts with a plan.

As your local Realtor®, I’m here to help you navigate the process, understand your options, and make informed decisions every step of the way.

🏡 Thinking about buying a home in Tucson or Northwest Tucson? Let's connect and talk about your goals.

"Should I wait?" Take a look at 50 years of data — national, state, and local. Long stretches of growth, occasional and short-lived declines. Past performance doesn't guarantee the future, but the pattern is hard to ignore. Let's talk about what this means for you.

Mortgage markets are showing encouraging signals 📊
Mortgage Bonds closed last week back above their 200-day Moving Average — a positive technical indicator — and are now approaching resistance at the 50-day Moving Average.
At the same time, the 10-year Treasury yield remains below the key 4.332% Fibonacci level, suggesting there’s still room to move lower before hitting support at its 50-day Moving Average.
What does this mean? Potentially favorable conditions continuing to develop for rates — something worth watching closely this week.

A lot of people are waiting for rates to drop, but this chart is a good reminder that small changes don’t always make a big difference in the monthly payment. And depending on the home, today’s market can still offer buyers a bit more flexibility than we may see later. If you want to compare a few scenarios, I’m happy to walk through them with you.

Baby Boomers Are Leading the Housing Market—Here’s What That Means for You
The latest housing data reveals a clear shift in today’s real estate market: Baby Boomers now make up the largest share of home buyers, while first-time buyers have dropped to a record low.

According to the 2026 Generational Trends Report, 42% of all home buyers are Baby Boomers, while only 21% are first-time buyers—the lowest level ever recorded.

What’s Driving This Shift?
A major factor is equity.
Many Baby Boomers have owned their homes for years, allowing them to build significant equity. That equity is now giving them a competitive edge—whether they’re downsizing, relocating, or purchasing homes closer to family or lifestyle destinations.

At the same time, first-time buyers are facing increasing challenges:
Rising home prices
Limited inventory
Higher interest rates
Difficulty saving for down payments

These factors are making it harder for new buyers to enter the market.
What This Means for Buyers
If you’re a first-time buyer, today’s market requires a more strategic approach than ever before. Preparation is key—understanding financing options, acting quickly on opportunities, and working with an experienced agent can make a significant difference.
For move-up buyers or those with equity, this market presents opportunity. You may be in a strong position to leverage your current home’s value to secure your next property.

What This Means for Sellers

With fewer first-time buyers in the market, it’s more important than ever to position your home correctly.
Marketing, pricing, and presentation all play a critical role in attracting the right buyer—especially those who are equity-driven and looking for value.
The Bottom Line
The housing market is evolving. Different generations are entering—and exiting—the market in new ways, and that shift is shaping everything from pricing to competition.
Whether you’re buying, selling, or just exploring your options, understanding these trends gives you an advantage.
Let’s Talk Strategy
If you’re thinking about making a move in Tucson or the surrounding areas, I’m here to help you navigate the market with clarity and confidence.
