🏠 Median listing price: approximately $484,526
🏗️ One of only seven states responsible for more than half of the nation’s building permits

Affordability continues to be a challenge, but Arizona is still actively adding new housing—which matters when we’re talking about future inventory and opportunities for buyers.

🚨 BREAKING MANUFACTURED HOME NEWS!

This one could be a BIG deal for buyers, sellers and Realtors — especially here in Arizona. 🌵

Freddie Mac has updated its requirements to permit financing on certain manufactured homes that have previously been moved from another site.

That was historically a major obstacle for conventional financing.

The home will still need to meet specific requirements, including:

✅ Structural integrity verified by a licensed professional engineer or appropriate authority
✅ Proper wind, roof-load and thermal-zone compliance
✅ Permanent foundation and other Freddie Mac manufactured-home requirements
✅ Additional loan and documentation guidelines

And one important catch: mortgage proceeds cannot be used to pay certain relocation/setup expenses such as delivery, foundation anchoring, site development or permanent utility connections under this particular provision.

Translation?

👉 A manufactured home being moved once may no longer automatically end the conventional financing conversation.

If you’re a Realtor and you’ve had a manufactured-home listing or buyer scenario turned down because the home had previously been moved, CALL ME.

It may be time for us to take another look. 👀
