You found the perfect house...
But you need to sell your current home first.
Now what?
Most homeowners are told to write a contingent offer, meaning your purchase depends on selling your existing home.
While that works in some situations, it can also weaken your negotiating position and make your offer less attractive to sellers.
The good news is there may be another option.
With a Buy Before You Sell solution, eligible homeowners may be able to use the equity in their current home to purchase their next home before selling.
That means:
✅ Move into your new home first
✅ Avoid rushed decisions
✅ Potentially make a stronger offer
✅ Sell your current home after you've moved
If you're planning a move in Tucson or Southern Arizona, let's discuss whether this strategy could work for you.
Message me "BUY NOW" and I'll send you more information.

Going through a divorce and thinking you'll have to wait months or even years before buying a home?
Not necessarily.
Divorce is one of the most challenging life transitions anyone can experience, and uncertainty around finances often makes the process even more stressful.
One of the most common things I hear is, "I was told I have to wait until everything is finalized before I can even start looking at my options."
The truth is that every situation is unique, and there may be mortgage solutions available before you expect.
If your financial situation is changing and you're considering purchasing a home in Tucson or Southern Arizona, don't assume your next move has to be put on hold.
Let's talk through your specific circumstances and create a plan for your next chapter.
Message me "DIVORCE" and let's discuss your options.

"I have a lot of student loans. Can I still buy a house?"
Absolutely one of the most common questions I get from buyers here in Tucson.
Many people assume their student loan debt automatically means they won't qualify for a mortgage. That's often not the case.
Whether your loans are in repayment, income based repayment, or even deferment, there may be mortgage options available that work differently than you expect.
I've worked with professionals who spent years earning advanced degrees and assumed homeownership was out of reach because of their student loans.
The reality is that different loan programs calculate student loan debt differently, and there may be specialized programs available depending on your situation.
Before you count yourself out, let's have a conversation.
Message me "Student Loans" and we'll review your scenario and discuss what options may be available.

"Do I need to make six figures to buy a house?"
I hear this question almost every day from homebuyers here in Tucson.
The answer is usually no.
Many buyers are surprised to learn there are mortgage programs and down payment assistance options available based on income. In some cases, households earning around 80% or less of the area's median income may qualify for additional benefits that can help make homeownership more affordable.
The biggest mistake I see is people assuming they don't qualify based on something they read online.
Your income, debts, credit, down payment, and goals all work together to determine what options may be available to you.
Before ruling yourself out, let's have a conversation.
Message me "Do I Qualify?" and I'll help you understand your options and what it may take to buy a home in Tucson.

"I just started a new job. Do I have to wait two years before buying a house?"
Not necessarily.
This is one of the most common misconceptions I hear from homebuyers throughout Tucson and Southern Arizona.
Many people believe they need two years with the same employer before they can qualify for a mortgage. In reality, lenders often look at your overall employment history, career field, income structure, and individual circumstances.
For example, if you're moving from one salary position to another in the same industry or have a consistent work history, you may not need to wait nearly as long as you think.
The biggest mistake is putting your homeownership goals on hold because of bad information.
Before you assume you don't qualify, let's have a conversation.
Message me "JOB" and I'll help point you in the right direction.

This is some of the biggest mortgage credit news we have seen in years.
For a long time, buyers have asked:
"Why is the credit score my lender pulls different from what I see on my phone?"
The answer is usually that mortgage lenders have historically used specific FICO scoring models, while many credit apps show VantageScore or another consumer credit model.
Now, new approved scoring options are becoming available in the mortgage industry.
That could mean some buyers who were recently declined may need a second look. It could also mean that some borrowers may have different options depending on how their credit profile is evaluated.
This does not mean every buyer automatically qualifies, and it does not mean every lender or program will handle this the same way.
But it does mean this is a very important time to review your options with a local mortgage expert.
If you were recently declined, or recently pre-approved and want to see whether this could impact your scenario, message me "CREDIT."

One of the biggest mistakes home buyers make is trusting online mortgage calculators too much.
While loan amounts and interest rates are straightforward, property taxes are often estimated incorrectly online and that can create a major difference in your actual monthly payment.
Here in Tucson and throughout Arizona:
• Property taxes vary by location
• Taxes are assessed locally
• Tax bills can increase over time
• Two homes with similar prices may have very different monthly payments
Here’s something many buyers don’t realize:
A house priced $5,000 to $10,000 higher could actually have the SAME payment or even a LOWER payment if the property taxes are lower.
That’s why working with a local mortgage expert matters.
At The Polder Group, we run accurate payment estimates using the actual property tax information for each home you’re considering so you know the true monthly payment before making an offer.
If you’re buying a home in Tucson or Southern Arizona and want accurate mortgage numbers, reach out anytime.
