As you tour homes, keep an eye on crucial Arizona features—like the HVAC’s age and condition, insulation quality, roof underlayment or coatings, and how much sun the home gets—all of which can affect your utility bills and maintenance. Once your offer is accepted, you’ll move into escrow, bring in an independent inspector, and have the chance to request repairs or, if necessary, cancel and recover your earnest money.
