Acreage is the easiest number to put on a sign, and the least reliable one for understanding what a parcel is actually worth.

Two ten-acre lots priced the same can be worth very different amounts once you factor in the rest. Legal, recorded access. A realistic water solution. Zoning that supports what the buyer actually wants to do with it. Terrain that won't add unexpected cost. And only then, the views that make it worth wanting in the first place.

This is the order I evaluate every parcel in, whether I'm pricing a listing for a seller or advising a buyer on an offer. It's the difference between a number that reflects reality and one that's just a guess dressed up as a listing price.

Every market has features that are genuinely in demand right now, and features that simply cost a lot to have. They're not the same list, and confusing them is an easy way to overspend on land that doesn't sell any faster for it.

Right now, in this market, paved or well-maintained road frontage, confirmed utility access, and usable flat acreage are the things pulling buyers toward a parcel. A beautifully finished entrance gate or an oversized well that outpaces any reasonable use for the lot might feel like value, but it rarely moves a buyer's decision the way the fundamentals do.

Homeowners learn this the hard way with amenities that cost a fortune and don't move the needle at resale. Land has its own version of the same trap.

Full perimeter fencing, an elaborate gated entrance, a graded road further than the buildable area actually requires. All of it costs real money, and none of it automatically comes back to you at sale. What tends to add real value instead is targeted: legal, documented access. A confirmed and permitted water source. Cleared sightlines to the views that make the parcel worth buying in the first place.

Most vacant land listings read the same: acreage, zoning code, price, done. That's not marketing, it's a data sheet, and it treats every parcel like it's interchangeable with the next one.

We write every listing like the parcel earned its own description, because it did. What the terrain actually looks like at different times of day. What access really involves. What the land is genuinely suited for, whether that's a future build site, a long-term hold, or simply room to spread out. Overpricing quietly kills more land sales than almost anything else, and it's harder to catch on a vacant lot than on a finished house.

Homes can have dozens of recent comps in most neighborhoods. Land doesn't. A five-acre parcel outside town might have three or four genuinely comparable sales in the last year, and reading those correctly, adjusting for access, terrain, and utilities rather than just acreage, is where real land pricing expertise actually shows up.

Price a parcel off emotion or a round number, and it sits. Price it off what southern Arizona land is actually doing right now, and it moves.

Home sellers learn this lesson eventually: cheap photography costs more than it saves. Land sellers rarely hear it at all, and it matters just as much.

A flat midday snapshot of a vacant lot tells a buyer almost nothing. Scale is hard to read. Terrain is hard to read. The actual feel of standing on that parcel at golden hour, with the light hitting the wash lines and the mountains doing what they do here, doesn't come through in a phone photo taken from the truck window.

Every parcel I list gets real aerial photography, timed for the light that actually sells southern Arizona land. It's not an upsell. It's the difference between a lot that sits and one that moves.

This month was about the questions that don't show up in a listing: where the water comes from, whether the access is legally yours, who maintains the road, and what a parcel's zoning actually allows once you look past the flat pad or the view.

None of it needs to be intimidating. It just needs someone who checks it before you're the one finding out the hard way.
