**PSA TO ALL HOME BUYERS **
Starting August 17th, a buyer’s agent who is a “Realtor” ( member of NAR) CANNOT show you a home unless you have signed agreement with them.
Any agent who is a member of NAR must have a written agreement prior to showing a home. It is part of an ongoing lawsuit and was made a requirement for all members of NAR. Real estate agents that aren’t members of NAR are held to different rules.
But… here’s a couple things to keep in mind ⬇️⬇️⬇️
❗️A buyer's agency agreement gives you an advisor.
❗️A buyer's agency agreement gives you a fiduciary relationship.
❗️A buyer's agency agreement is how I know you're a ready, willing & able buyer who is serious about using my time✔️, my skill✔️, my expertise✔️, my mileage✔️, my monthly lockbox and ekey access✔️, my access to the Multiple Listing Service✔️, my access to disclosures✔️, my negotiation savvy✔️, my access to Board approved forms✔️, my relationships with lenders, inspectors, appraisers, & contractors✔️
⭐️Buyers always have the choice to go directly to the listing agent to see the home and can even make offers through the listing agent, but caveat emptor: the listing agent works for the Seller.
⭐️Choose wisely when looking for an agent to assist you with purchasing a home. An experienced buyer’s agent can help you avoid some common pitfalls and problems when buying a home, and can help make the process much less complicated and stressful.
And yes, while it's now a "have to" buyers and agents alike should see the as a "get to." And yes, no one is obligated to a specific amount of time in that agreement.
