I'm all for reform, but I'm not sure that the legislation that is on the table for increasing the capital gains tax exemption on the proceeds of a sale of a primary residence is going to bring any relief on the price of homes (which it purports to do by unlocking inventory).

Proposed Legislation purports to address the perceived issue of the Capital Gains tax exemption. I think it may create a bigger problem.

Buying a Home in Tucson? Preparation Makes All the Difference.

Purchasing a home is one of the biggest financial and personal decisions many people will ever make — and when you’re buying in a unique market like Tucson, having the right guidance can make the process feel far less overwhelming.

At Turquoise Door Realty, we believe buying a home should feel exciting, empowering, and informed — not stressful and confusing. That’s why we work closely with buyers to help them understand every step of the process, from financing and home searches to inspections, negotiations, and closing day.

If you’re thinking about buying a home in Tucson, here are a few important tips to keep in mind:
✔️ Get pre-approved before starting your search
✔️ Understand your monthly budget beyond the mortgage payment
✔️ Research neighborhoods that fit your lifestyle
✔️ Be prepared to move quickly when the right home appears
✔️ Work with a Realtor who knows the Tucson market well

Tucson offers such a wide variety of communities, lifestyles, and home styles — from foothills properties and historic neighborhoods to growing suburban areas and family-friendly communities. Having local expertise on your side can help you make more confident decisions throughout the process.

At the end of the day, buying a home is about more than square footage or interest rates. It’s about finding the right place to build your life, your memories, and your future.

If you’re considering buying a home in Tucson and want guidance from a local Realtor who genuinely cares about helping you navigate the process with confidence, we’d love to connect and answer your questions.

Finding the “right” Realtor is about more than just choosing someone with a license — it’s about finding someone you trust to guide you through one of the biggest decisions of your life.

At Turquoise Door Realty, we believe a great Realtor should do more than unlock doors and send listings. The right agent should listen carefully, communicate clearly, understand the local market, and truly advocate for your goals every step of the way.

When searching for a Realtor, here are a few important things to look for:
✔️ Strong local market knowledge
✔️ Clear and consistent communication
✔️ A proven track record and positive reviews
✔️ Someone who understands your goals and priorities
✔️ A professional who makes you feel comfortable and informed

Buying or selling a home can feel overwhelming at times, especially in a changing market. That’s why having the right person in your corner matters so much. We believe the best real estate experiences happen when clients feel educated, supported, and confident throughout the process.

In Tucson, local expertise can make a huge difference — from understanding neighborhood trends to helping buyers and sellers navigate pricing, negotiations, inspections, and timelines with confidence.

At the end of the day, real estate is personal. You deserve an agent who genuinely cares about helping you make the best decision for your future.

If you’re thinking about buying or selling a home and want guidance from a local Realtor who puts relationships first, we’d love to connect and help answer your questions.

Your friendly reminder that when things stay plugged in, your risk of damage when left unattended during vacation goes up. They name several things here that are easy things to unplug before you head out of town for a week or a month. Although their recommendation to unplug the dishwasher doesn’t seem like the most practical or easy to do. (Dishwashers are not usually the easiest things to pull out.) I do know from my friends in the restoration business that a big issue often the water line to your refrigerator- so I’d probably add that to the list of things to check is shut off (or at least that you have one that is not a cheap, plastic thing that has gotten brittle from our heat).

Okay, I’m going to confess that there was nothing earth shattering in this article that I didn’t already know to help guide my clients through staging a home, but I did LOVE looking at the photos. Like, what is going on with that one with the crazy wallpaper? In all honestly, part of what I love about my job is getting to see the very eccentric homes- and even the challenge of seeing through the weirdness and right through to the possibilities. Most people know that a little paint can change so much- and I have tools that can help you envision possibilities when you are looking if you are one of those people who have a hard time with the wild and wacky things that some people choose to do to their homes.

If you have any weird house photos, please send them to me. I love them.
