You may notice a new logo on my social media pages. I’m excited to share that I am transitioning to Benchmark Realty as the next step in my real estate journey.

I’m incredibly grateful to my previous broker for her guidance, encouragement, and the important role she played in helping me grow. Every chapter teaches us something, and I will always appreciate the foundation she helped me build.

Change isn’t always comfortable, but it challenges us to stretch, learn, and become more of who we’re meant to be. This change also puts tremendous power and support behind me.

HOME GENERATORS: Perceived Value vs. Actual Value

A whole-home generator can be a fantastic investment but does it actually increase the value of your home by what you spent on it?

Not necessarily.

This is where perceived value and market value can be very different.

To the homeowner:
A generator may be worth every penny. When the power goes out, the lights stay on, the refrigerator keeps running, the HVAC keeps working, and life goes on. That peace of mind has real value.

To the buyer:
It can be a GREAT selling feature. Some buyers may see a whole-home generator as a major bonus especially in rural areas or places that experience frequent outages. But another buyer may simply see it as “nice to have” and not be willing to pay substantially more for the house because of it.

To the appraiser:
This is where reality sets in. A $10,000, $15,000 or $20,000 generator installation doesn’t automatically translate into an equal increase in appraised value. The market has to demonstrate that buyers are actually paying more for comparable homes with generators.

And that’s an important distinction with ANY home improvement:

Cost ≠ Value.

Some improvements increase your home’s usability.
Some increase buyer appeal.
Some increase market value.
The best ones can do all three but rarely dollar for dollar.

So, should you install a whole-home generator?

If you’re doing it because you want reliability, convenience and peace of mind while you live there, it may be an excellent investment.

If you’re doing it strictly because you expect to get every dollar back when you sell, I’d think twice.

Improve your home for the way you live in it. When it’s time to sell, I’ll help you figure out what the market says it’s actually worth.

One of the greatest privileges of this profession is helping people move forward and working collaboratively with other agents to make it happen.
