Less competition. More buyers. That’s your advantage. 📈

Most sellers wait for summer. The smart ones list mid-April.

The week of April 12–18 hits that sweet spot where buyer demand is climbing, but seller competition hasn’t caught up yet.

That means more eyes on your home, fewer price cuts, and stronger offers.

Real estate is always local, but this timing tends to hold up across the board.

If you’re thinking about making a move this year, now’s the time to start getting your home ready.

Let’s talk through your timeline and make a plan.

Trust rarely breaks all at once.

It usually starts with a wobble.

Research describes trust as resting on three pillars: authenticity, logic, and empathy.

Are you real?
Do you make sense?
Do people feel like you care about them?

The same pattern shows up online. The moment you share ideas, people start deciding if they trust the voice behind them.

The real question isn’t how to gain influence.

The question is where is your trust wobble?

Feeling buried under marketing tasks? You’re not alone. Most small business owners try to do too much at once.

Here’s the simpler way. One focused hour a week. Just 60 minutes. That hour stacks week after week. In it, you can clarify your message, update marketing, align your team, and actually build a strategy you will stick with.

I guide my clients through this step by step using the StoryBrand framework and it works.

For a long time, I thought the reason I felt behind was because I wasn’t disciplined enough to wake up at 4:00 a.m.

I would set the alarms. I would promise myself I’d be different tomorrow. And then I’d wake up at 7:30 anyway and carry guilt into the rest of the day like I had already failed before breakfast.

The wild part is nothing was actually wrong with my work ethic. My brain just doesn’t fully turn on first thing in the morning. Afternoons are when I’m clear, decisive, creative, and able to think strategically. Instead of building around that, I was trying to force myself into a routine that looked impressive but didn’t fit.

Once I stopped moralizing my schedule and started paying attention to my actual energy, everything shifted. The work still gets done. It just gets done in a way that doesn’t require self-contempt to sustain.

If you’ve been feeling behind because you’re not a 4:00 a.m. person, you might not be lazy. You might just be wired differently.

I talk through this fully in today’s YouTube video as part of my 66-day challenge. The link is in my bio. Follow along if you’re building business and life in a way that actually works with your body, not against it.

Day 3 of 66 and I can already feel the shift. The color is better, the message is tighter, and the whole process of filming, editing, and posting feels less clunky. I almost lost time going down a rabbit hole of “how to grow faster” videos, but that’s not the assignment. The goal isn’t to perfect it. The goal is to make it live and let the reps do their work.

That feels fitting for today’s topic.

We don’t actually miss 2.5% interest rates. We miss how easy saying yes felt.

When rates were in the 2s and 3s, almost every deal could make sense if you stretched just a little further. That era wasn’t normal. It was temporary. But it rewired how we think about affordability.

Now money costs something again. The math still works. It just works for fewer people. That doesn’t mean you’re locked out. It does mean we have to think differently than we did in 2020.

If you’re feeling stuck, you might be. Or you might be comparing today to something that was never sustainable.

I’m unpacking this more on YouTube as part of the 66-day challenge, but this post is the deeper look at what’s actually happening and how to move wisely in it.

If I’m fuzzy on the goal, I’ll scale fuzzy.

I can fill a calendar. I can check off tasks. I can build adjacent ideas that all feel productive. But if the goal isn’t clear, the results won’t reflect the effort. When the goal isn’t clear, leverage just multiplies the blur.

This isn’t about adding more help. It’s about deciding what actually matters and building around that decision.

Day 2/66 is done! The full video is live. I’m posting every day for 66 days on YouTube and Substack. Follow along. Link in bio.

Last year I said YouTube was the focus.
And then… I didn’t do it.

So this year I’m keeping my word to myself.
66 days. One video per day. No overthinking.

The full post is live, imperfect and in progress. Ideally it gets better with time, lol.

I would love for you to watch me win this battle of wills against myself.

If you can’t clearly explain what you do, people will fill in the blanks for you. They usually get it wrong.

When your message is fuzzy, conversations stall.
Referrals slow down. Marketing starts to feel heavier than it should.

I’m Rachel Ferrell. I run a real estate business and train agents as a StoryBrand Certified Guide and KWU Certified Trainer.

I help agents say what they do in a way real people understand, so starting conversations feels natural again—and those conversations go somewhere.

If your Market Center needs sharper messaging and better conversations, let’s put a training on the calendar.

There’s a post going around that says if your realtor answers at 9PM on a Saturday, they “really care.”

No shade to the 9PM realtor. Hustle looks different for everyone.

But when I work with clients, one of the first conversations we have is about communication expectations.

There is no fire at 9PM that can’t wait until morning. (unless it's a real fire, but like DON'T call me - call the fire department)
The people we’d need to call about that “fire” aren’t available until business hours anyway.

The best move is usually to pause, rest, and handle it clearly the next day.

I’ve never had someone say they won’t work with me because I prioritize God and family before business. And if someone needs me to override that, I’m happy to refer them to someone who operates differently.

Self-employed doesn’t mean desperate. And I don’t get these years back with my kids. I don’t want them to grow up thinking work came first.

I want them to know I worked so we could live life to the fullest.

I work from home because I care about being here. Not just physically in the house. Actually present.

Some days that’s negotiations, contracts, coaching calls, real deadlines. Some days it’s reading on the couch in the middle of the day. Both are real life. Both can exist.

This industry loves loud. More posts. More hustle. More noise. Just one more phone call or text message.

I’m more interested in simple. Clear systems. Focused work.
A business that supports my life instead of competing with it.

It hasn't always been this way, but when the hustle wears you down you realize why you started to hustle to begin with. Making the space to love on and be present with your family and carry a career like this is just as much of a hustle as the job itself. We get to choose what we prioritize.

You can build success without burning everything else down.

This one at 286 Strawberry Dr has fresh paint throughout, a soft-washed exterior, cleared landscaping, serviced HVAC, and professionally cleaned vents. In other words, the behind-the-scenes work is already done. You get to focus on living there, not fixing it.

It’s minutes from downtown Wi******er and close to Tims Ford Lake, so weekends can look however you want them to.

Move-in ready means fewer surprises and more confidence. Schedule a showing and see if it feels like home in person.
