What is a note?

And no, we’re not talking about the kind you write in a notebook.

In real estate, a mortgage note is the promise to repay a loan. It works together with the mortgage or deed of trust, which is what secures that loan against the property.

That means when we talk about note investing, we’re talking about debt, collateral, cash flow, and understanding how money moves behind the scenes.

This is the kind of conversation I love because financial education does not have to be complicated, but it does need to be clear.

The more you understand the language of money, the better questions you can ask before you put your money anywhere.

Catch the full conversation with Fred Moskowitz on the Wealth B-Hers podcast and learn how note investing may offer a different way to think about real estate, cash flow, and being the bank.

What if “being the bank” was not just for banks? 🏦

Most of us were taught to think about money from the borrower’s side. We get the loan. We make the payments. We hope we’re making the right decisions.

What happens when you start learning how the lender side works?

That’s where this conversation with Fred Moskowitz gets interesting. We talk about note investing, what it means to own debt secured by real estate, and why some investors choose cash flow without owning the actual property.

This is not investment advice. This is education.

Because the more you understand, the better questions you can ask before you put your money anywhere.

If you have only thought about real estate as buying property, this conversation may open up a different way to look at wealth building.

There is a version of success that looks right from the outside, but feels misaligned on the inside.

You can have the title, the career, the respect, the income, and still feel the pull toward something else.

That pull matters.

Sometimes it shows up quietly. As a question. As restlessness. As a feeling that what once fit no longer does.

In my conversation with Dr. Abigail Aiyepola, we talked about becoming, alignment, and what it means to give birth to a new version of your life.

I know what that feels like.

My path has moved from medicine to investing and education, and to deeper questions around purpose and what’s next.

And one thing I know is this:

Something can be good and still no longer be aligned.

A career can be meaningful and still not be the whole story. A title can be respected and still not be your final destination. A version of success can serve you for a season and still not be the version you are meant to carry forever.

Sometimes alignment begins with admitting:

“This may have been right for who I was, but it may not be right for who I’m becoming.”

This conversation with Dr. Abigail is for the woman who is ready to stop performing a version of success that no longer fits and start trusting the woman she is becoming.

Sometimes the thing we need to do next is not complicated.

That does not mean it is easy.
In my conversation with Dr. Abigail Aiyepola, she said, “Simplicity is profound. Simplicity does not mean that it’s easy.”

I felt that.

Because so much of what changes our lives sounds simple when we say it out loud.

Get quiet.
Tell the truth.
Prepare the soil.
Listen to your body.
Let go of what no longer fits.
Choose alignment.

Simple.

But not always easy.

The hard part is usually not knowing what needs to shift. The hard part is being willing to move differently once we know.

That is where transformation begins.

Money feels less scary when you don’t have to figure it out alone, because so much of the weight comes from carrying every question in your own head.

Maybe it’s the account you haven’t opened, the statement you keep avoiding, or the conversation with an advisor you know you need to have but keep putting off. And sometimes, that avoidance is not about being careless. It’s about feeling unsure, unsupported, or afraid of getting it wrong.

That’s why safe conversations matter. When we can talk honestly about money without shame or comparison, something starts to shift. The pressure softens, the fear feels less isolating, and the next step feels possible.

You don’t have to figure it all out before you begin, and you don’t have to figure it out by yourself.

A paycheck can give you comfort.

It doesn’t answer every financial question.

It does not tell you if you are protected.
It does not tell you if your family is prepared.
It does not tell you if your assets are structured correctly.
It does not tell you if your money is working beyond the deposit hitting your account.

That is where financial literacy begins.

Not with shame.
Not with knowing everything.
Not with pretending you have it all figured out.

But with asking better questions.

In this conversation, Tyler Osborne talks about the pieces many people don’t learn early enough: managing debt, life insurance, trusts, legacy, and the team of people who can help you make clearer decisions.

Because earning money matters.

But knowing how to keep and protect it matters just as much.

If your paycheck is coming in, and your plan to protect it is unclear, this conversation is for you.

Who will you call when your emotions get in the way of clear financial thinking?

That’s the question this conversation with Tyler Osborne brings to the surface.

Because money doesn’t usually feel urgent when everything is calm.

It becomes urgent when something changes.

A loss.
A legal issue.
A tax surprise.
A business decision.
A spouse passes away.
A financial choice feels too big to carry alone.

And that’s not when you want to start figuring out who you can trust.

Tyler shared how much of his work is about helping people think beyond just earning money, and into structure, protection, retirement, legacy, and the people they need around them.

Because a financial team is not just for people who are already wealthy.

It’s for people who want to protect the wealth they’re building.

Your Team:
A CPA.
An attorney.
A financial advisor.
An insurance professional.
A trusted mentor or community.

You don’t have to know everything.
You do need people who can help you ask the right questions.

Because when money gets emotional, clarity matters.

If something happened tomorrow, who would you call?

🔍 Why clarity matters more than effort

1. It starts with looking honestly
Not guessing. Not assuming. Just seeing where you actually are.

2. It’s about understanding what’s really happening
Not what it looks like… what’s underneath it.

3. Effort can only take you so far
Especially when you don’t have visibility.

4. And sometimes, the shift is simply being willing to face it
Even when it’s uncomfortable.

This is the space Jenna found herself in.
Things were moving. She was working. Life looked full.
But it wasn’t clear.

And the moment she slowed down enough to really look—
that’s what changed everything.

If this resonates, I think this conversation will stay with you.

From the outside, it looked like Jenna had it all.

Military career. Professional rodeo. Her own business. A life full of momentum.

And for a while, that felt like enough.

But momentum isn't the same as direction.

Too many priorities. Too many directions. Too much happening all at once — not because she wasn't capable, but because nothing had her full focus.

That's the part we don't talk about enough.

The moment you realize that doing more isn't the answer.

Choosing is.

In this episode, Jenna gets honest about what it actually looked like to stop running and start moving with intention — and what she had to give up to get there.

Growth doesn't come from doing everything. It comes from knowing what matters right now.

If you've ever felt pulled in too many directions at once — this conversation is for you.

For a long time, I thought building a high income meant I was building security.
And it did feel that way… until I started to notice how much depended on me continuing at the same pace.

That’s a hard thing to sit with, especially when you’re working 10-12 hours a day.

In this episode, we talk about that experience — the quiet realization that what feels stable isn’t always built to hold, and how to start looking at your financial life in a way that creates more space, not more pressure.

What is your sense of security tied to? 🛡️🔐
