🫣Are you someone who’s in the market for a new home but you DON’T love the current interest rates?

•A 2-1 temporary buydown funded by a seller credit cuts the rate by 2 percent in year one and 1 percent in year two. The same $8,400 from a seller that saves a buyer $59 per month through a price reduction instead saves $462 per month in year one and $236 per month in year two through a buydown💴

Same money. 💰

Completely different impact. FHA financing is currently running around 6.8% compared to roughly 7.4% for a conventional loan. ⬇️

That gap matters. 💫

A permanent buydown using seller-paid points lowers the rate for the ENTIRE life of
the loan.

A 15-year mortgage is averaging around 6.6%, which is meaningfully lower for
move-up buyers with equity to bring‼️
