A home can be priced correctly and still need a price adjustment.

That may sound like a contradiction, but today’s real estate market is not just about what comparable homes have sold for.

Buyers are also looking at:

Monthly payments
Mortgage rates
Insurance and utility costs
The condition of the home
Their confidence in the economy

Mortgage rates remain in the mid-6% range, the Federal Reserve recently held rates steady, and uncertainty around energy prices and inflation continues to affect household budgets. The economy is still moving forward, but growth has slowed, and many buyers are being more careful with their money.

That does not mean the housing market is falling apart. People still need to buy and sell homes every day.

It does mean sellers may have to compete harder for the buyers who are currently active.

A home may support a certain value based on past sales, but if buyers are not scheduling showings or making offers, the market may be telling us that the home is not positioned correctly for today.

Sometimes lowering the price is not admitting we were wrong.

Sometimes it is simply adjusting to the market we have instead of waiting for the market we wish we had.

The goal is not just to list a home. The goal is to sell it.
