Fall is actually one of my favorite times to buy. ๐Ÿ‚๐Ÿก

Less competition, motivated sellers, and plenty of homes still on the market.

If youโ€™ve been waiting for the โ€œright timeโ€ to buy, this might be your sign. ๐Ÿ‘€

How to tell if a home has been loved, not just lived in...

It's in the little things. Fresh mulch in the flower beds even though it's not for sale season. A furnace that's been serviced every year, not just when something broke. Paint touch-ups in the hallway where scuffs usually get ignored.

A house that's just been lived in shows you the bare minimum. A house that's been loved shows you the extra effort nobody had to make.

You can feel the difference the second you walk in. And honestly? It's one of my favorite parts of this job โ€” helping you tell the two apart.

Save this for your next showing. ๐Ÿ‘€

So, what's your type? ๐Ÿก

Not the Pinterest board version. The real one โ€” the thing you notice walking into a showing before you've even read the listing description.

Some of you want original hardwood floors and character you can't fake. Some of you want a kitchen that was renovated by someone who actually cooks in it. Some of you just want a street quiet enough that you notice when a car turns onto it.

I've shown enough houses to know this isn't random. Your type says a lot about how you actually want to live โ€” not just what looks good in photos.

Comment your type below, and I'll send you three real listings that match it. Not generic recs โ€” actual homes, actually available, actually yours to go see.
