No one really explains WHY getting pre-approved matters before you start house hunting.

It’s not just so your Realtor knows you can buy.

It’s so we can catch and fix anything that might slow down — or completely derail — your loan before you’re under contract.

A lot of buyers think, “I pay $2,000 in rent, I’ll be fine.”
And I get it — that makes sense on the surface.

☝🏻But there’s a lot that happens behind the scenes most buyers don’t see.

- Bonus or commission income? Lenders usually average it over two years, even if you just had an amazing month.

- Missing one W-2 or year-end paystub? Everything pauses while we track it down.

- Self-employed or own a business? Lenders don’t look at gross sales — they look at your Tax Returns, and write-offs can lower your qualifying income fast.

ALL of that takes time.

And if we’re working through it after you’ve already found the house you love, you could lose it to someone who’s FULLY ready.
