Sweden just changed the way they salt winter roads, and it's saving thousands of birds every single year. When engineers discovered that traditional rock salt was poisoning wildlife during the harshest months, they did something incredible. What they came up with is so brilliantly simple, yet so effective, that other countries are now taking notice. This is what happens when innovation meets compassion.

Working with the FSA is a black box problem because they communicate directly with the buyer and will not communicate with the real estate broker. This makes it really difficult and can sabotage and delay transactions. Staying in constant contact with the buyer and educating them to communicate is the best strategy. This is particularly important with young, inexperienced buyers who may be shy, hesitant, and inexperienced in making things happen. It is therefore important to insist that the buyer work with a lender that will communicate with the realtor in order to stay on top of the process with the FSA.

Private lenders are a great option for buyers looking to finance their land purchases. Learn more about their services here!

Most buyers are just able to cover their downpayment and closing costs. If they have to pay commission to a buyer's agent they cut into their cash reserves and cannot buy as big a house or farm that they would otherwise purchase.

ο»ΏWith recent changes to real estate policies by the NAR, here are a few reasons why landowners should still pay buyer's agent commission

Looking at the past three months, here are the market statistics for vacant land in Tulsa County, Oklahoma as of June 1st, 2024.

The real estate market for vacant land (without a house) is moving fairly slowly.

The hot spot is in the 10 to 15 acres range where it is a seller's market.
All other parcel sizes are in a seller's market, with the exception of parcels measuring 100 acres or more, where the market is balanced at a 6-month absorption rate.

Here is a detailed line by line summary of the market statistics for each price point (by parcel size), emphasizing the hotness, the months supply of parcels in the market (also called the absorption rate), and the average price per acre for each price point:
