Reason #573 why you should have a REALTOR® you can trust in your contacts.
About 10 years ago, I helped the sweetest couple buy this home. Back then they were just dating. Since then, I've had the privilege of watching them get engaged, get married, and welcome two beautiful boys into their family.
This house became so much more than a home—it became the backdrop for a decade of memories.
A few years ago, they started talking about moving back out of state to be closer to family. Over the next couple of years, we had many conversations about what that transition might look like. We talked about timing, market conditions, updates they could make to the home, and what they could realistically expect when it came time to sell.
During that time, the lot next door was purchased by an investor who planned to build. Before construction started, he stopped by to introduce himself. In conversation, he learned my clients were planning a future move and offered to buy the home directly, suggesting they could skip using a REALTOR® and sell it as-is.
As soon as that conversation ended, my clients called me.
I pulled the market data, reviewed recent sales, and gave them the facts. I showed them what I believed the home could sell for if listed on the open market and what they could expect to net. Then I told them something I would tell any of my clients in this situation:
“If selling directly to the investor is what makes the most sense for you, then that's what I want you to do."
Because buying and selling real estate isn't about me.
It's about my clients, their goals, their timeline, and helping them make the best decision for their situation.
Fast forward a little...
My clients made the move out of state, we listed the home, and it went under contract in just 6 days for full asking price.
Today we closed, and I'm happy to share that listing the home put approximately $50,000 more in their pocket than the direct purchase offer—even after commissions, closing costs, and repairs.
That's the value of having someone in your corner who is willing to give you honest advice, even when it's not necessarily the advice that benefits them most.
Real estate is about relationships, trust, and helping people make informed decisions. And that's something I never take for granted.
