Will Higher Rates Result in Lower Home Prices?



Last year, rates went above 7%, and home prices decreased. This year, the dynamics have shifted. With more buyers than available homes, prices are on an upward trajectory.



Current Listings: Homes on the market are down 10% from last year. However, the decrease in new contracts is just 5%, indicating sustained demand.



Market Snapshot: Among the nation's 200 major markets, only 7 have returned to pre-pandemic inventory levels. That means tighter choices for buyers.



Price Update: Since the start of the year, the median home price has increased by 11%, as reported by Redfin.

this week's industry crush is the amazing Kathy Griffith of Prime Realty in Moore, Oklahoma. Kathy is the very FIRST realtor I can remember meeting! We first met in...2008 (I think) at HeyDay in Norman,OK as members of the Business Network International organization.

Every week I would get to see Kathy and she would share nuggets of real estate knowledge with us. She was tall, beautiful, and so genuine with the way she went about taking care of people's real estate needs.

She's family oriented, a champion of her community and she really set the bar for me when it came to how a realtor should act, the heart they should have, taking pride in their appearance, etc.

All these years later and she still sends me a family newsletter and an annual calendar- which stays on our fridge.

A question, I've gotten often over the last two years is: How did you get started in Real Estate. I just answered the question again for a stranger on Facebook. Here's what I shared with her:

I am licensed in Oklahoma and Texas and this was my process:

Research RE schools for the one that has the platform that is the best fit for you. I did both of my licenses online because I am already busy and didn't want to deal with a "class schedule", I can do what I need to do on my own.

Before I started taking my classes I researched Real Estate Brands: Gary Green Better Homes & Garden, EXP, Keller Williams, Coldwell Banker, Chinowitz & Cohen, etc.

Once I picked my top three brands, I found Realtors from those brands and interviewed them.

Once I picked my brand I wanted to join, I interviewed a few different offices, because I am particular about my leadership I would be with and the culture of the office.

I am with Keller Williams in both states and I love both of my offices with my whole heart and the people that run them.

Take your time. Be intentional. 💋

Thinking about buying land?

I had a conversation yesterday with a customer that is interested in buying land and building and these are some of the questions I asked:

~Are you open to properties that have easements?

~What is the desired proximity to neighbors?

~Do you want land where you can be on the power grid or will you want to consider an off-grid system?

~Do you want property that is off a government maintained road, or are you open to properties where you may have to clear and maintain an access road?

~Will you be planning to grow a garden, are you concerned with soil composition?

~Do you want to be able to hunt- or even use part of the land to lease out to hunters for additional income?

There were other questions I asked as well (of course) but when you're not buying a lot of land in a Subdivision or Master Planned Community there are a great number of things to consider and think about!

I felt like women could run things in the Real Estate industry...then I met a woman RUNNING things in Real Estate. She is:

Kristen Mann, the Operating Principal (think CEO position) of Keller Williams Premier in Katy, TX. I had no idea that there was leadership available in Real Estate outside of just leading a team (and she does that too). But in meeting, talking with, and being trained by her- my eyes were opened to the possibilities AND that I could accomplish something amazing in this industry in addition to serving my community as a realtor.

She's a mom, a wife, an athlete, a foodie, an adventurer, a woman of faith, a sweet friend and a wonderful role model.

Here are five highlights from the report on staging your home to sell:

✅️Forty-eight percent of seller’s agents say staging decreases a property’s time on the market.

✅️Twenty percent of buyer’s and seller’s agents say staging increases the dollar value of offers by 1% to 5% compared to similar homes that aren’t staged.

✅️Eighty-one percent of buyer’s agents say staging a home makes it easier for clients to visualize themselves living in a property.

✅️Fifty-five percent of all agents say buyers expect homes to emulate properties they see on TV shows.

✅️Agents say the most important rooms to stage are the living room, primary bedroom and kitchen.
