But real resilience isn't pretending everything is okay. It's admitting you're overwhelmed, discouraged, or scared, and choosing to take the next step anyway.

You don't have to feel fearless to keep moving forward. Sometimes, simply showing up is the strongest thing you can do.

Not to be dramatic, but the online mortgage calculator might be the most misleading tool in your homebuying journey. 😅

Friendly reminder: online calculators don't know your credit score or the details of your financial situation. That means the payment they give you can be off (sometimes by hundreds of dollars a month), because they can't accurately factor in things like your interest rate, mortgage insurance, or loan program. Insert: the home warranty. One of the most underrated tools in a buyer's toolkit, especially for first-time buyers who've just emptied their savings to get the keys.

I can't tell you how many people tell me they've been casually browsing Zillow for six months, eight months... sometimes even longer.

The funny part? Most of them are much closer to buying than they realize.

You don't have to start touring homes tomorrow or make an offer next week, but taking the time to figure out what you can afford, understand the process, and have a plan in place means you'll be ready when the right house comes along, instead of trying to figure everything out at the last minute.
